Job Description
Overview:
The Land Development Field Manager plays a critical role in overseeing and coordinating land development construction activities for residential communities throughout Northern California. This position is responsible for managing day-to-day field operations, coordinating subcontractors and trade partners, and ensuring projects are completed safely, on time, and within budget in support of business plan commitments.
Key Responsibilities:
- Support the Forward Planning and Land Group in reviewing improvement plans during the build phase for constructability and value engineering opportunities.
- Collaborate with Forward Planning and Land Team in the creation and review of bid specifications, engineer estimates and scopes of work to support offsite procurement and trade partner selection
- Support bid letting and planning efforts across assigned development projects including schedule creation and management of bid letting process that meets with Business Plan deliverable dates.
- Review proposals and bid analysis to assist in selection of the trade partner for each scope of work.
- Lead assigned land development construction activities to control costs, schedule, and workmanship.
- Collaborate with Brookfield Residential team members and consultants to maintain the exchange of information to support land development, housing construction schedules, and track and implement plan changes.
- Confirm that subcontractors are applying the latest project plan sets and facilitate distribution of revised plans accordingly.
- Supervise neighborhood development with various contractors at different stages of work to meet our work schedule.
- Coordinate and supervise work on various projects and locations daily.
- Hold weekly team meetings including safety topics and provide meeting notes identifying action items, information requests, etc.
- Coordinate and schedule subdivision acceptance with required municipality and homeowners’ associations.
- Monitor and work with environmental inspectors.
- Work with utility companies and governmental agencies to ensure work is in compliance with all permits and regulations.
- Facilitate governmental acceptance of work, release of permits and bonds.
- Review sub-contractor requests for extra work to determine validity of request and approve costs and/or changes in schedule if deemed a valid request. Process change orders as directed by the Director of Land Operations.
- Prepare and maintain complete and accurate daily records of project activities.
- Ensure that sub-contractors are following Brookfield and Occupational Safety and Health Association regulations.
- Ensure project compliance with the general construction permit and project-specific Storm Water Pollution Prevention Plans.
- This is a field position located around the Greater Bay Area with travel to the regional office in San Ramon for business support tasks along with project coordination and meetings.
- There may be extended periods of time in the regional office based on stage and phase of a project life cycle.
- Use Landev as the tool to lead budget, contracts, purchase orders and invoicing along with Microsoft Project to run CPM project schedules.
- Coordinate aerial photography and potentially use drones to document progress of improvements with photos.
- Learn and apply additional technology, apps or smart tools via computer or smart device to manage work flow.
What You'll Bring:
- A Bachelor’s degree in construction management or civil engineering, or equivalent experience, is preferred.
- 7 to 10 years of land development or general engineering contracting experience is preferred
- Strong Reasoning and Analytical Skills.
- Proficiency in the MS Office suite, particularly Excel and Project.
- Strong writing, organizational and social skills are sought.
- Proactive approach to problem-solving and attention to detail. Identify issues and potential solutions.
- Efficient communication to maintain an efficient flow of information
- Ability to set up meetings and coordinate partner schedules is meaningful.
- High degree of motivation, follow-through, and accountability is expected.
- Exposure to project budgeting, scheduling, and vendor contracts is a plus.
- Ability to prioritize tasks and work effectively alone or on teams is critical.
- Able to work with time-sensitive material and meet multiple deadlines is crucial.
- Willing to commute to project sites, consultant offices and public agency headquarters regularly.
