THE ROLE

We're hiring an experienced MEPF engineer with deep electrical and plumbing expertise to join our integrated architecture and engineering team. You'll work on volumetric prefabricated offsite construction and onsite assembly of single-family homes.

You'll own the electrical and plumbing systems of our core house product and lead the full mechanical, electrical, plumbing, and fire protection (MEPF) scope. That ownership runs from the design and documentation in our models to the Title 24 energy compliance package filed for every home we build.

The role spans both sides of our business:

- Product: You'll innovate, develop, and maintain MEPF design, details, and specifications as the product evolves, with electrical distribution and plumbing systems as your primary focus.

- Project: You'll produce permit documentation, including Title 24 energy documentation, collate HERS documentation, and respond to jurisdiction comments so every home permits cleanly and on schedule.

At Aro, our engineers take a product version from ideation through NTA approvals, then work closely with the plant and the field until it builds cleanly. The role requires regular visits to our Sacramento, CA plant and to active job sites in the South Bay.

WHAT YOU'LL DO

- Electrical design and documentation: You'll develop and maintain the electrical system for the core house product. This includes load calculations, service and panel sizing, panel schedules, circuiting, lighting and device layouts, and single-line diagrams in Revit, coordinated with the corresponding Onshape documentation.

- Plumbing design and documentation: You'll develop and maintain domestic water, drain-waste-vent, and water heating systems, including fixture unit calculations, pipe sizing, riser diagrams, and module-to-module connection details built for factory installation and field assembly.

- Mechanical and fire protection design: You'll maintain HVAC, ventilation, and residential fire protection design, calculations, drawings, schedules, and specifications across the product.

- Energy compliance, per home: You'll produce and manage Title 24 compliance documentation for each home, coordinate HERS rater verification, and manage submissions through state and utility portals from application through final.

- Code compliance: You'll make sure MEPF scope meets CEC, CPC, CMC, CBC, CALGreen, and Title 24 requirements, including the documentation behind our state Factory-Built Housing approvals.

- Change requests and RFIs: You'll respond to manufacturing and field inquiries in your scope, mark up released sets in Bluebeam, and carry changes through to updated FIDs, Field Kits, and BOMs across affected homes.

- Product improvement: You'll lead MEPF cost and performance initiatives, with an emphasis on electrical and plumbing. That work includes vendor outreach, quote and sample review, shop drawing review, and implementation planning with Procurement.

- Part and material specification: You'll specify electrical, plumbing, and mechanical equipment and materials, generate and maintain part numbers, and keep procurement data current as the product changes.

- Cross-discipline coordination: You'll work daily with Architecture, Structural, the Onshape modeling team, plant operations, and site operations so MEPF scope installs cleanly in the factory and in the field.

WHAT YOU'LL BRING

- A bachelor's degree in electrical or mechanical engineering, architectural engineering, or a related field.

- At least 5 years of MEPF design experience for residential or light commercial buildings, with demonstrated depth in electrical and plumbing design.

- At least 2 years of construction administration experience for Electrical, Plumbing, or Mechanical scope, such as answering RFIs and reviewing submittals.

- Working fluency with California codes, especially the CEC and CPC, and with Title 24 energy compliance, plus experience with energy modeling tools and HERS processes.

- Experience with Revit and Bluebeam, and/or mechanical software like SolidWorks.

- A willingness to jump in and support the company outside your domain expertise.

PREFERRED:

- PE (Electrical or Mechanical) or EIT.

- Offsite or modular construction experience.
