About The Position

The Project Manager II, Construction is a key role responsible for driving the successful planning, organization, execution, and delivery of complex construction projects in a fast-paced environment, ensuring they are completed on time, on budget, and within scope. This position directs and coordinates resources throughout the full project lifecycle, from conceptual planning through construction closeout, ensuring projects achieve defined objectives related to scope, cost, schedule, and quality while delivering exceptional client service.

The Project Manager II independently manages assigned projects and major project components while partnering with senior project leadership on large-scale, high-impact initiatives. The role partners with Construction Managers to oversee on-site execution, provides day-to-day guidance to project team members, and collaborates with the Project Coordinator to ensure accurate financial tracking, documentation, and reporting. The position also coordinates with internal teams, contractors, design professionals, and stakeholders to maintain alignment, resolve issues, and achieve timely project delivery.

Success in this role requires strong interpersonal and leadership skills, sound judgment, and the ability to manage multiple complex projects simultaneously while maintaining organization, accountability, and attention to detail. A proven track record of delivering construction projects on time, within budget, and to established quality standards in a dynamic, multi-project environment is essential.

Essential Duties and Responsibilities

Project Delivery

  • Lead all aspects of assigned complex construction projects and major project components, from conceptual planning to project closeout, ensuring alignment with organizational priorities and project objectives.
  • Translate client goals into clear, actionable project plans and strategies, and drive execution from design through completion.
  • Create, own, and manage project budgets, schedules, and execution plans, ensuring delivery within scope, on time, and within budget.
  • Direct pre-construction activities including programming, feasibility analysis, site planning, design coordination, and cost estimating to establish a strong foundation for project success.
  • Oversee preparation and delivery of comprehensive project status reports, communicating progress, risks, key decisions, and issues to project leadership and stakeholders.
  • Lead project closeout activities, ensuring completion of commissioning, documentation, training, and operational readiness.
  • Independently resolve routine project risks and deviations, develop recommended solutions for complex issues, and escalate matters with significant cost, schedule, scope, or stakeholder implications as appropriate.
  • Coordinate owner-furnished equipment and materials, including furniture, fixtures, and equipment (FF&E), to ensure procurement and delivery align with project schedules.

Contracts and Financial Management

  • Lead procurement processes for assigned projects, including development of Requests for Proposal (RFPs), evaluation and interviews of vendors, and selection of contractors and consultants.
  • Execute and administer contracts, including complex project agreements, in collaboration with legal and finance to ensure alignment with organizational standards and risk mitigation practices.
  • Review and approve invoices, payment applications, and change orders, evaluating cost, scope, schedule, and contractual implications before authorization.
  • Maintain accountability for project financial performance, including budget development, tracking, forecasting, contingency and allowance management, and reporting.
  • Ensure appropriate documentation and legal protections, including confidentiality agreements and contract requirements, are in place.
  • Ensure contractors and vendors meet contractual requirements, including insurance, bonding, and compliance documentation.

Construction Oversight

  • Partner closely with Construction Managers to oversee on-site construction activities, ensuring adherence to design intent, quality standards, contract requirements, and project milestones.
  • Maintain oversight of contractor performance, including schedule adherence, change management, allowance tracking, contingency usage, and corrective action planning.
  • Coordinate with architects, engineers, contractors, and internal stakeholders to resolve design and construction issues and ensure alignment across all phases of project delivery.
  • Ensure compliance with permitting, regulatory requirements, easements, land-use approvals, and applicable codes and standards throughout the construction process.
  • Identify project risks, evaluate potential cost and schedule impacts, and proactively implement solutions to maintain project momentum and mitigate issues.
  • Provide day-to-day project consultation and guidance to Construction Managers and project team members, escalating complex construction, financial, or stakeholder issues to appropriate project leadership as needed.

Project Team Leadership and Collaboration

  • Provide clear leadership and coordination across internal teams, external partners, and project stakeholders to ensure effective communication, execution, and accountability to project milestones.
  • Foster a collaborative, high-performing project environment that emphasizes accountability, problem-solving, continuous improvement, and professional growth.
  • Support the recruitment, onboarding, training, and development of project team members, and provide coaching or mentoring within assigned areas of responsibility.
  • Build and maintain strong working relationships with internal teams, client stakeholders, and external project partners to support alignment, collaboration, and effective communication throughout all phases of project delivery.
  • Perform other duties and responsibilities as assigned to support evolving organizational needs.

Qualifications and Requirements

Education and Experience

  • Bachelor’s degree in construction management, engineering, architecture, or a related field required; equivalent experience may be considered for exceptional candidates.
  • 7–9+ years of progressive experience managing complex construction or capital projects, with demonstrated success delivering projects on time, within scope, and on budget.
  • Project Management Professional (PMP) certification or equivalent is preferred.
  • Prior experience working in complex organizations, such as healthcare, higher education, museum/cultural institutions, nonprofits, or multi-entity structures, is strongly preferred.

Skills and Abilities
