Técnico de Instalaciones de Edificio

Función Principal: El Técnico de Instalaciones de Edificio es responsable de garantizar el funcionamiento continuo del equipo dentro del departamento de servicios generales mediante prácticas efectivas de mantenimiento.

Responsabilidades Específicas:

  1. Recibir y ejecutar órdenes de trabajo, coordinando con el almacén para obtener repuestos y materiales necesarios.
  2. Implementar Observaciones Técnicas (TOs) y proporcionar retroalimentación detallada en el sistema CMMS.
  3. Generar solicitudes de trabajo para abordar desviaciones identificadas.
  4. Participar en investigaciones de análisis de fallas (RCA).
  5. Contribuir a proyectos de mejora continua, ambiental y estratégica.
  6. Ayudar en la actualización de rutinas y procedimientos de mantenimiento preventivo.
  7. Notificar al supervisor al completar órdenes de trabajo y reportar problemas pendientes.
  8. Documentar problemas relevantes en el sistema de mantenimiento o libro de registro.
  9. Ayudar en la recopilación de datos relacionados con listas de piezas y especificaciones de equipos.
  10. Asistir a reuniones de mantenimiento y producción para monitorear solicitudes pendientes.
  11. Implementar los principios de 5S en el área de trabajo.
  12. Ayudar en el registro y medición del consumo de energía.
  13. Apoyar a la gerencia en asuntos relacionados con la planificación.
  14. Ayudar en el desarrollo de procedimientos de trabajo estándar.

Perfil del Puesto:

  • Educación técnica: Técnico de mantenimiento, técnico eléctrico o TSU relacionado.

Experiencia Mínima Requerida:

  • Habilidades de oxicorte y soldadura (deseable).
  • Conocimiento en mantenimiento y diagnóstico de montacargas y motores de combustión interna (deseable).
  • Dominio en la lectura e interpretación de planos neumáticos, eléctricos e hidráulicos (mínimo 3 años).
  • Capacidad para detectar y diagnosticar fallas hidráulicas y neumáticas mediante la lectura de diagramas (mínimo 3 años).
  • Habilidad para detectar y diagnosticar fallas eléctricas utilizando diagramas y equipos de medición (mínimo 5 años).
  • Experiencia con subestaciones de media tensión y tableros de distribución (mínimo 5 años).
  • Experiencia con grúas viajeras y polipastos (más de 6 años).
  • Conocimiento de diagramas unifilares (mínimo 5 años).

  • Torres de enfriamiento y enfriadoras: Intermedio.
  • Control climático de plantas: Intermedio.
  • Subestaciones de media tensión: Intermedio.
  • Redes de puesta a tierra, pararrayos y pararrayos: Intermedio.
  • Tableros de distribución de media y baja tensión: Avanzado.
  • Equipos hidrosanitarios: Básico.
  • Instalaciones eléctricas: Intermedio.
  • Uso de equipos de elevación (plataforma elevadora): Básico.
  • Uso de montacargas: Básico.
  • HVAC: Intermedio
