The posting

Senior Asset Manager Are you an experienced affordable housing professional who enjoys digging into the numbers, spotting trends, solving problems, and thinking strategically about how properties perform over the long term? If you're looking for a role where you can influence strategy and play a key role in preserving affordable housing, we'd love to hear from you. The Opportunity CHAI is seeking a Senior Asset Manager to provide owner-level oversight of our affordable housing communities. This role is focused on portfolio performance, financial analysis, long-term planning, and accountability. You'll work closely with property management partners, lenders, government agencies, and internal teams to ensure properties remain financially healthy, well-maintained, compliant, and positioned for long-term success. This is a great opportunity for someone who enjoys looking beyond day-to-day operations and focusing on the bigger picture of asset performance, risk management, and preservation planning. What You'll Do

Analyze and monitor the financial, operational, compliance, and physical performance of CHAI’s affordable housing portfolio. Review financial statements, budgets, occupancy trends, delinquency reports, and other key performance metrics to identify risks and opportunities. Oversee third-party property management performance, set expectations, and hold management accountable for results and follow-through. Lead asset management meetings and track progress on identified issues and action plans. Support capital planning, reserve management, refinancing, recapitalization, rehabilitation, and preservation efforts. Monitor compliance requirements and coordinate reporting to lenders, investors, regulatory agencies, and other stakeholders. Conduct property visits and collaborate with internal and external partners to support portfolio performance and CHAI’s mission objectives.

What We're Looking For

At least five years of progressively responsible experience in affordable housing asset management, housing finance, multifamily real estate, or affordable housing development.   Knowledge of affordable housing programs and regulations, including HUD, LIHTC, PRAC, HOME, or similar programs.   Strong financial analysis skills, including budgeting, variance analysis, cash flow review, and capital planning.   Experience working with third-party property management companies, lenders, investors, auditors, and regulatory agencies.   Ability to analyze information, identify risks, and make sound recommendations that support long-term portfolio performance.   Bachelor's degree in finance, Accounting, Real Estate, Business Administration, or related field   Advanced Excel skills and strong communication skills

Compensation & Benefits The salary range for this position is $100,000 - $120,000, depending on experience and qualifications. CHAI offers a comprehensive benefits package that includes medical, dental, and vision insurance; paid time off; paid holidays; retirement benefits; professional development opportunities; and other benefits available to eligible employees. Why This Role? You'll have the opportunity to help shape the future of CHAI's affordable housing portfolio by identifying risks and opportunities, improving property performance, and helping guide long-term capital and preservation decisions.     Interested? The right person for this role is a data-driven critical thinker who can balance attention to detail with a broader view of the portfolio and turn complex information into actionable recommendations. If that describes how you approach your work, we’d love to hear from you.

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
