Over de groep

Wat ooit begon als bouwbedrijf, is vandaag een familiale groep in volle, gezonde groei. De bouwtak telt een kleine 300 medewerkers en bouwt uitsluitend commercieel vastgoed in Vlaanderen, Wallonië en Nederland. Daaruit groeiden een vastgoedpoot, die zelf ontwikkelt en co-ontwikkelt met grondeigenaars, en een reeks participaties in kleinere duurzaamheidsbedrijven, vaak ex-startups.

Niet de grootste, niet de goedkoopste, wel een kwalitatieve nichespeler die dicht bij klant en architect staat.

Boven die drie pijlers zit een holding met een bewust klein team: de CEO, een jurist en marketing. Er is geen financeafdeling op groepsniveau en de boekhouding loopt via een extern kantoor. Precies daar kom jij binnen.

Wat ga je doen

De functie heeft twee gezichten. Enerzijds het hands-on werk: de boekhouding van de holdings en ontwikkelvennootschappen, soms dagen na elkaar in Excel. Anderzijds de grote dossiers: vastgoeddeals, M&A, acquisities en de financiële constructies daarrond. Je doet ze allebei.

  • Vastgoed(co-)ontwikkeling: je zet met grondeigenaars en partners win-winconstructies op en onderbouwt ze financieel, tot en met vergunningen en bouwvolume bij steden en gemeenten.
  • Investeringen en financiering: je analyseert nieuwe dossiers en acquisities, maakt businesscases op, bereidt financieringsaanvragen voor en denkt mee over de financieringsstructuur.
  • Financiële planning: voor nieuwe sites maak je plannen op korte en lange termijn, inclusief de keuze tussen tijdelijke en permanente invulling.
  • Participaties opvolgen: je bekijkt waar de kleinere bedrijven staan, wat beter kan en hoe je ze consolideert, in nauw contact met de financieel verantwoordelijken van divisies, deelnemingen en ontwikkelpartners.
  • Rapportering en analyse: je rapporteert aan CEO en raad van bestuur over resultaten, cashflow, rendement en scenario's.
  • Boekhouding en cash: je voert de volledige administratie van de holdings inclusief betalingsverkeer, bewaakt de cashstromen over de groep en bent aanspreekpunt van het externe kantoor.
  • Sparringpartner: je denkt mee over investeringen, risico's en opportuniteiten en professionaliseert de financiële processen.

Wie ben jij

Je bent een ervaren financieel profiel, gepokt en gemazeld. Leeftijd speelt geen rol, wel het gevoel dat je het allemaal al gedaan hebt en je vakkennis nu op groepsniveau wil inzetten. Niet elk vakje moet afgevinkt zijn: de CEO komt zelf uit finance en vult graag aan.

  • Sterke kennis van accountancy en fiscaliteit, met ervaring in de Belgische boekhouding
  • Ervaring met real estate, M&A en financiële planning, en affiniteit met projectontwikkeling of projectmatige omgevingen (uit dezelfde sector komen hoeft niet)
  • Ondernemend: je durft beslissen met 80% van de informatie in plaats van te wachten op volledige zekerheid
  • Sterk in stakeholdermanagement: je voelt je thuis aan tafel met grondeigenaars, architecten, ondernemers en financieel verantwoordelijken
  • Nuchter en pragmatisch: je lost complexe vraagstukken creatief op zonder dat iemand je hand vasthoudt
  • Nederlands is de voertaal, Frans is een troef
  • Drukke periodes schrikken je niet af, en je zoekt geen team om uit te bouwen maar een rol met inhoud
