About the Opportunity

We are partnering with a high-end luxury residential design-build firm in Santa Fe, NM, to identify an experienced Construction Superintendent who takes pride in exceptional craftsmanship, precise execution, and delivering outstanding results.

This role is ideal for a hands-on construction professional who can take ownership of the construction schedule, coordinate subcontractors, and ensure all work is completed in accordance with architectural plans, specifications, and design details. The company specializes in luxury residential construction and remodeling, making attention to detail, organization, and a commitment to quality essential.

The Superintendent will play a critical role in translating architectural plans into finished projects while keeping trades accountable, anticipating potential delays, and maintaining progress from start to completion.

Key Responsibilities

  • Own and manage the construction schedule for assigned projects, coordinating subcontractors, material deliveries, inspections, and project milestones to keep work on track.
  • Read, interpret, and work directly from architectural residential building plans, construction drawings, and specifications to ensure all work conforms to the approved design and documented details.
  • Oversee daily job-site operations for high-end residential construction and remodeling projects.
  • Coordinate and supervise subcontractors, vendors, and trades, ensuring work is completed in the proper sequence and meets established quality standards.
  • Monitor project progress against the schedule, identify potential delays, and proactively develop solutions to keep projects moving forward.
  • Conduct regular job-site inspections to verify workmanship, dimensions, materials, and installation details against architectural plans and specifications.
  • Identify discrepancies between plans and field conditions, communicate issues promptly, and coordinate resolutions before work proceeds.
  • Maintain consistent communication with project management, subcontractors, and other stakeholders regarding schedules, progress, and outstanding items.
  • Monitor material availability, deliveries, and job-site readiness to minimize downtime and scheduling conflicts.
  • Maintain clean, safe, and organized job sites that reflect the standards expected of a luxury design-build firm.
  • Coordinate required inspections and help ensure compliance with applicable building codes, permits, and construction requirements.
  • Manage punch lists, final walkthroughs, and project closeout, ensuring completed work meets the company's quality standards and design expectations.

Qualifications

  • Previous experience as a Construction Superintendent, Residential Superintendent, Assistant Superintendent, or similar field leadership role.
  • Strong proficiency in reading and interpreting architectural residential building plans, construction drawings, and detailed specifications.
  • Demonstrated ability to develop, manage, and maintain construction schedules while holding subcontractors accountable to deadlines.
  • Solid understanding of residential construction methods, sequencing, materials, and building practices.
  • Experience overseeing multiple trades and coordinating complex job-site activities.
  • Exceptional attention to detail, particularly when reviewing work against architectural drawings and design specifications.
  • Ability to identify construction discrepancies, anticipate challenges, and resolve field issues efficiently.
  • Strong organizational, communication, and problem-solving skills.
  • A hands-on leadership style with the ability to set expectations and maintain accountability among subcontractors.
  • Experience in luxury custom homes, high-end residential construction, architectural renovations, or design-build projects is strongly preferred.
  • Familiarity with local building codes, permitting, and inspection processes is a plus.
