Join Our Team as a Building Manager!

We are currently looking for a Building Manager for a residential strata property in Yaletown, Vancouver. This is a full-time position in a 27-storey high-rise building with 135 units. The Building Manager will be responsible for communicating with residents, the strata council, and the property manager, as well as overseeing the cleaning and maintenance of the building.

KEY DUTIES & RESPONSIBILITIES

  • Manage and supervise the site as directed by the Property Manager (PM), ensuring the building is secure, maintained, and operating smoothly
  • Proactively monitor the building and identify maintenance, safety, and security concerns; report issues and recommend necessary action to the PM
  • Monitor and maintain garbage and recycling rooms, mechanical rooms, and other common areas
  • Perform minor maintenance tasks, including changing light bulbs up to 9 ft., and report bulbs or repairs requiring additional equipment or trades
  • Conduct routine interior and exterior patrols of the building and perimeter; check doors, locks, and common areas and report damage or suspicious activity
  • Manage keys, fobs, enterphone programming, and alarm responses as required
  • Review security camera footage or fob access records when requested by the PM
  • Coordinate and provide access to approved trades; issue fobs, monitor entry and departure times, and supervise work as directed by the PM
  • Contact and coordinate trades or emergency services for elevator malfunctions, flooding, plumbing/restoration issues, police, fire, or ambulance emergencies
  • Coordinate and maintain records of move-in and move-out bookings, including collecting required damage deposits
  • Lock and pad elevators during moves and conduct pre- and post-move inspections with residents; report any damages to the PM
  • Post building notices and collect funds for additional fobs, keys, or other approved charges
  • Manage petty cash, ensuring purchases are approved, properly reconciled, and submitted to the PM
  • Monitor and report parking violations and misuse, including unauthorized visitor parking, oil stains, and items stored in parking stalls
  • Send towing, fine, or levy correspondence upon approval from the PM
  • Maintain consistent communication with the PM and follow all site-related directives
  • Complete and submit building manager/activity reports regularly, as requested by the PM
  • Greet and assist residents, guests, and trades in a professional and courteous manner
  • Respond promptly to resident questions, requests, noise complaints, smoking complaints, and other building concerns
  • Report tenant/resident concerns, by-law infractions, and other issues to the PM as required

QUALIFICATIONS & REQUIREMENTS

  • Previous experience in building maintenance, property maintenance, facility management, caretaking, or a similar role, preferably in a residential building
  • Experience dealing with residents, tenants, contractors, and service providers in a professional manner
  • Strong communication, customer service, and interpersonal skills
  • Reliable, punctual, organized, and able to follow instructions from the Property Manager
  • Strong attention to detail with the ability to identify and report maintenance, safety, security, and building concerns
  • Ability to work independently with minimal supervision and take initiative to address routine site concerns
  • Basic knowledge of building maintenance, mechanical rooms, access systems, and common building equipment is an asset
  • Comfortable coordinating and supervising trades and responding to building emergencies
  • Basic computer skills and the ability to complete reports, maintain records, and communicate by email
  • Experience with fob/enterphone systems, security cameras, alarm systems, or key management is an asset
  • Ability to communicate with residents and guests in a professional, positive, and friendly manner
  • Ability to handle confidential building and resident information appropriately
  • Ability to lift and carry up to 35 lbs.
  • Willingness to perform occasional outdoor maintenance and use equipment such as leaf blowers or pressure washers, with training provided
  • Previous experience using leaf blowers and pressure washers is an asset

Working hours: 8:00 am - 4:30 pm

Job Type: Full-time, Monday-Friday

Pay Rate: $30 per hour

Starting date: October 16

Experience:

Building Manager: 1 year (preferred) Handyman: 1 year (preferred)
