The posting
The Construction Scheduler is responsible for developing, maintaining, and analyzing project schedules across Forge Construction's portfolio of ground-up multifamily and mixed-use developments. This role partners closely with Project Managers, Superintendents, and subcontractors to build realistic, resource-loaded schedules; monitor progress against baseline; identify and resolve delays; and provide leadership with clear, data-driven visibility into project timelines and critical path risk. The ideal candidate brings 5-7 years of scheduling experience in ground-up commercial or multifamily construction and is fluent in critical path method (CPM) scheduling.
Key Responsibilities
- Develop and maintain detailed, resource-loaded CPM schedules for multiple concurrent ground-up multifamily and mixed-use projects, from preconstruction through closeout.
- Collaborate with Project Managers and Superintendents to translate scopes of work, subcontractor logic, and site logistics into accurate schedule sequencing and durations.
- Update and re-baseline schedules on a regular cadence, tracking actual progress against planned milestones and flagging variances early.
- Perform critical path and near-critical path analysis to identify schedule risk, and recommend recovery strategies or acceleration options.
- Prepare and present schedule updates, look-aheads, and milestone reports to internal leadership, ownership, and lender/investor stakeholders as needed.
- Coordinate with subcontractors during OAC and pull-planning meetings to validate durations, sequencing, and logistics constraints.
- Integrate procurement, long-lead material, and permitting/inspection timelines into the master schedule.
- Support change order and delay-claim documentation with fragnet analysis and time-impact evaluations.
- Maintain a standardized scheduling methodology, templates, and best practices across the Forge project portfolio.
- Assist Preconstruction with schedule development for proposals, GMP packages, and feasibility studies on pursuits.
- Train and support Project Managers and Superintendents on schedule updates, look-ahead planning, and use of scheduling software.
Requirements
- 5-7 years of experience building and managing CPM schedules for ground-up commercial or multifamily construction projects.
- Advanced proficiency in Primavera P6; working knowledge of Microsoft Project is a plus.
- Strong understanding of construction means, methods, and sequencing across site work, structure, envelope, and interior finish phases.
- Demonstrated experience with resource loading, critical path analysis, and schedule risk assessment.
- Excellent communication skills, with the ability to translate complex schedule data into clear updates for field, executive, and ownership audiences.
- Bachelor's degree in Construction Management, Engineering, or related field, or equivalent combination of education and experience.
Preferred Qualifications
- Experience scheduling multifamily podium or wood-frame construction in the Louisville/Southern Indiana or comparable regional market.
- Familiarity with Procore and integration between scheduling and project management platforms.
- Experience supporting fragnet/time-impact analysis for delay claims or change order documentation.
