The posting

Salary: $60,000–$75,000 annually, plus uncapped transaction-based commissions

The Senior Commercial Leasing Broker professional will lead and execute Igloo’s existing commercial leasing assignments while also originating new landlord and tenant representation business. Both responsibilities are equally central to the role. This senior, client-facing position combines immediate access to an established pipeline with the opportunity to grow the firm’s client relationships and brokerage revenue. The successful candidate will manage transactions from initial strategy and sourcing through negotiation, execution, and delivery.

Assignments span adaptive re-use, ground-up commercial developments, and mixed-use assets with active retail and commercial components. For landlord assignments, the successful candidate will partner with ownership and internal teams on positioning, tenant mix, deal structure, and delivery strategy. For tenant assignments, the candidate will originate new relationships, secure representation opportunities, and lead tenant expansion strategies locally and, where appropriate, regionally or nationally.

This role extends beyond traditional brokerage. The successful candidate will serve as a transaction lead and trusted advisor, coordinating owners, tenants, attorneys, designers, and development teams. Success will be measured by strong execution of Igloo-assigned work and consistent development of new business.

Key Responsibilities

  • Transaction Management & Execution Take ownership of Igloo-assigned landlord and tenant representation opportunities, leading each transaction from positioning and sourcing through signed leases and handoff. Independently originate new landlord and tenant representation opportunities and structure and negotiate LOIs, proposals, rent structures, concessions, and key business terms across both existing and newly sourced assignments. Manage a balanced pipeline of Igloo-provided and self-originated assignments, maintaining deal momentum, clear reporting, and consistent service standards across all accounts.
  • Development & Project Integration Advise on leasing feasibility, rent assumptions, tenant mix, and project positioning during early development planning. Partner with development, design, and construction teams to align leasing decisions with building programming and delivery. Translate tenant requirements into actionable coordination with architects, consultants, and project teams.
  • Leasing Strategy & Marketing Develop and execute leasing plans for existing Igloo assignments alongside business-development plans for new opportunities, including target lists, outreach, pricing, marketing inputs, and pipeline reporting. Leverage and expand relationships with retailers, hospitality groups, service providers, brokers, and emerging brands to generate repeat business and new representation assignments. Develop and deepen relationships with developers and property owners; actively pursue new landlord representation mandates. Advise landlords and tenants on market opportunities, site selection, expansion strategy, and transaction structuring.
  • Financial & Analytical Support Underwrite proposals and compare transaction economics, effective rents, concessions, and ownership implications. Evaluate competing offers and advise clients on economic and non-economic tradeoffs in commercial lease terms. Contribute market insight and analytical judgment to acquisition, redevelopment, and investment evaluations.
  • Post-Execution & Stabilization Remain engaged after lease signing to resolve business issues and coordinate key commitments through delivery. Work with ownership, tenants, and project teams to support timely build-outs, openings, and stabilization.

Ideal Candidate Profile

We are seeking an entrepreneurial, relationship-driven commercial brokerage professional who is equally motivated to execute sophisticated assignments already within Igloo’s pipeline and to win new business. The ideal candidate combines proven deal execution, commercial judgment, an established industry network, and a collaborative, team-oriented approach to growing overall brokerage production.

Preferred Skills & Experience

  • Approximately 5+ years of commercial leasing or retail brokerage experience, with a demonstrable history of completed transactions and fee production.
  • Demonstrated ability to execute landlord and tenant representation assignments, originate new opportunities, source tenants, negotiate LOIs, and drive leases to execution.
  • Strong New York City retail and commercial leasing market knowledge and an established network of landlord, tenant, and brokerage relationships preferred.
  • Thorough grasp of lease economics, landlord and tenant priorities, deal documentation, and negotiation dynamics.
  • Ability to advise ownership and work productively with legal, design, development, and construction teams.
  • Strong presentation, client-management, financial-analysis, and pipeline-management skills.
  • Self-directed and commercially accountable, with a willingness to prioritize firm assignments and develop new business with equal commitment.

Education & Technical Background

  • Bachelor’s degree preferred in Real Estate, Finance, Business, or a related field; equivalent transaction experience considered.
  • Proficiency with Excel, PowerPoint, CRM tools, and market research platforms; underwriting experience preferred.
  • Active New York State real estate salesperson or broker license, or ability to obtain one promptly, required for brokerage activities.

What Makes This Role Unique

  • Part of a dynamic, scaling commercial real estate firm which is having cultural impact across NYC.
  • A senior, client-facing role combining immediate responsibility for an active leasing pipeline with autonomy to develop new client relationships and originate business.
  • Integration with real estate development through Igloo’s partnership with The Domain Companies.
  • An opportunity to work on distinctive, design-forward projects with visible neighborhood impact.
  • Direct exposure to ownership teams and leading operators, retailers, and emerging brands across the market.
  • An opportunity to build a long-term brokerage practice within Igloo, supported by existing assignments, a collaborative team, and direct access to ownership and development expertise.

Compensation & Growth Opportunity

Proposed base salary: $60,000–$75,000 annually, plus uncapped transaction-based commissions. Igloo’s performance-driven compensation approach is intended to reward successful execution of transactions across the firm’s existing assignments and newly originated business. Brokers participate in transaction commissions regardless of where an assignment originated, with incremental recognition for new business origination and overall production.

Both execution of Igloo-provided assignments and new business origination are core performance expectations. High-performing brokers can increase total earnings through completed transactions across the entire pipeline. For established producers, Igloo may consider a commission-forward arrangement, including a draw against future commissions, subject to a written agreement.

Specific commission rates, origination credits, team allocations, payment timing, and treatment of co-brokerage or referral fees will be established in a separate written commission agreement.

Benefits:

  • Health and wellness benefits with 4 different plan offerings.
  • Company-paid Life Insurance and Short-Term Disability.
  • Paid Parental Leave Program (up to 8 weeks of 100% pay).
  • 401(k) matching program (up to 4%).
  • 10 days of paid vacation, 7 sick days, and 11 company holidays annually.
  • Fun extracurricular activities and perks.
  • 2 Volunteer days and an annual community day where we get to give back, together!
  • Professional development opportunities.

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
