At Dream Live Prosper Communities, we're excited to announce that we're searching for a dynamic, skilled, and experienced maintenance expert to join our wonderful team as a Maintenance Supervisor. In this leadership role, you'll have the opportunity to lead a talented service department dedicated to providing an exceptional living experience for our residents. Your main goals will include overseeing all aspects of community maintenance, managing inventory, ensuring that our systems are kept in top shape, and inspiring your team to complete work orders efficiently and effectively.

We're looking for a dependable leader and self-starter with a strong background in implementing preventive maintenance programs and managing vendor relationships. Ideal candidates will have a well-rounded knowledge of appliance repair, pool maintenance, plumbing, electrical systems, and HVAC.   • This job requires a flexible schedule with varied work hours that may include weekends.

Desired Qualifications for a Maintenance Supervisor:

  • Extensive background as an HVAC Service Manager or in a comparable position.
  • Deep technical expertise in HVAC controls, components, and full systems.
  • Collaborative leadership style with strong team management capabilities.
  • Superior decision-making skills and a talent for problem-solving.
  • Understanding of cost management and budget oversight.
  • Effective interpersonal skills for communicating with residents, vendors, and staff.
  • HVAC certifications and professional licenses are highly preferred.
  • Experience within property management operations is beneficial.
  • Valid driver's license and a clean record, plus a dependable vehicle for daily duties and on-call needs.
  • Personal ownership of essential hand tools.
  • Physical stamina to navigate stairs and lift over 50 pounds regularly.
  • A positive, service-oriented mindset.

Key Responsibilities of the Maintenance Supervisor:

  • Deliver outstanding customer service to all residents.
  • Implement financial efficiencies and manage maintenance budgets.
  • Ensure a 24-hour response time for resident maintenance requests.
  • Oversee maintenance team schedules, focus areas, and on-call rotations.
  • Provide active coaching and mentorship to the team.
  • Manage apartment turns within a 5-day window, ensuring high-quality repairs.
  • Perform hands-on tasks across electrical, plumbing, HVAC, and pool maintenance.
  • Monitor property safety, address emergencies, and maintain grounds.
  • Supervise vendors and optimize the purchasing process via Appfolio.
  • Manage security deposit processing and participate in departmental meetings.
