De gemeente Rotterdam hanteert een zogeheten functioneel grondprijsbeleid. Dit houdt in dat de grondprijs afhankelijk is van wat er op de grond wordt gebouwd en waarvoor het wordt gebruikt. Als Adviseur T&C beheer je veel verschillende contracten en krijg je te maken met aanpassingen van bestaande eigendoms- en erfpachtsituaties. Denk aan een oude garage waar de eigenaar of erfpachter een woontoren van wil maken. Of aan de transformatie van retailpand naar kantoorgebouw. Jij onderhandelt onder meer over de ontheffing en ontheffingsvergoeding, duikt in de juridische aktes, let op factoren die zouden kunnen duiden op ondermijning, schakelt waar nodig juristen en taxateurs in en bent een zelfverzekerd aanspreekpunt voor verschillende interne én externe partijen. Wat ga je concreet doen: - Jij levert contractueel-juridisch en financieel advies dat betrekking heeft op de ruimtelijke ontwikkeling van de stad. - Je beantwoordt contract gerelateerde juridische of financiële vragen. - Je werkt mee aan tranformatieprojecten of verleent de benodigde toestemmingen voor wijzigingen op grond van de (erfpacht)overeenkomst. - Wat is ons beleid ten aanzien van de gewenste nieuwe functie van de locatie? Hoe gaan we het beëindigen van een erfpachtrecht afwikkelen? Zomaar enkele vragen die jij in deze functie kan tegenkomen. Je adviseert over de financiële gevolgen van deze ontwikkelingen.
