Kerntaken en verantwoordelijkheden - Strategisch vastgoedbeleid: mede ontwikkelen van het strategisch vastgoedbeleid binnen of aangrenzend aan jouw portefeuille. - Beleid op objectniveau: ontwikkelen van beleid ten aanzien van door-exploiteren, renoveren, afstoten (naar andere portefeuille of verkoop), gewenste bouwkwaliteit en geplande investeringen. - Advisering: adviseren van interne en externe partners; richting externe partners trek je op met de Technisch vastgoedmanager en Accountmanager; intern veel samenwerking met beleidsdomeinen zoals sport, welzijn en cultuur. - Portefeuilleprestatie: verantwoordelijk voor de prestatie van jouw portefeuille (bouwtechnisch, financieel, gebruiksvriendelijk, maatschappelijk); in kaart brengen van performance, uitvoeren van (financiële) analyses en opstellen van exploitatieoverzichten. - Tariefberekening en bezetting: berekenen van de kostprijs dekkende huurprijs rekening houdend met het type huurder; sturen op bezettingsgraad en actief zoeken naar verbeteringen. - Rapportage en sturing: opstellen van voortgangsrapportages (per kwartaal), tijdig signaleren waar bijsturing nodig is op beheer, investering en financiën; zorgen dat vastgoed aansluit bij beleidsdoelen en maatschappelijk effect. - Beleidsstukken en besluitvorming: verzorgen van rapportages en beleid als adviesinstrumenten; opstellen van beslisstukken en memo's voor wethouders, het college of de gemeenteraad en toelichting geven wanneer nodig.
