Ben jij op zoek naar een dynamische werkomgeving waar jouw vaardigheden tot hun recht komen? Wil je deel uitmaken van een gepassioneerd team dat zich inzet voor het beheer van mede-eigendommen? Dan zijn wij op zoek naar jou!

Als syndicus ben je verantwoordelijk voor het administratief, financieel, technisch en juridisch beheer van een gebouw namens de eigenaars. Jouw takenpakket omvat:

  • Bijhouden en actualiseren van gegevens van eigenaars en huurders.
  • Controleren van de jaarafrekening en balans.
  • Opstellen van jaarbudgetten.
  • Voorbereiden, plannen en leiden van de algemene (avond)vergaderingen, inclusief opvolging van genomen beslissingen.
  • Onderhouden van een nauwe samenwerking met de leden van de raad van mede-eigendom.
  • Toezicht houden op het onderhoud van installaties in de gebouwen, organiseren van noodzakelijke keuringen en herstel van defecten.
  • Opvragen van offertes voor werken en herstellingen, inplannen en opvolgen na goedkeuring door eigenaars.
  • Informeren van eigenaars en huurders over nieuwigheden en lopende werken.
  • Opvolgen van juridische procedures en schadegevallen.
  • Verlenen van telefonische en kantoorpermanentie, beantwoorden van vragen.
  • Werken binnen de wettelijke deadlines.

Als syndicus herken je jezelf in de volgende punten:

  • Je hebt een bachelordiploma in vastgoed/bouw of relevante ervaring in een vergelijkbare functie.
  • Je bent stressbestendig en flexibel om onverwachte situaties efficiënt aan te pakken.
  • Je bent punctueel, accuraat en beschikt over een sterk organisatorisch vermogen. Elk dossier behandel je kritisch, nauwkeurig en met een grote verantwoordelijkheidszin.
  • Je bent zelfstandig en proactief, signaleert problemen en lost deze zo snel mogelijk op. Je onderneemt uit eigen beweging acties en doet voorstellen om problemen of knelpunten aan te pakken.
  • Je bent klantgericht en communicatief sterk.
