The posting

KBC aanvaardt heel wat vastgoed als waarborg voor de kredietverlening die we toestaan. Deze panden moeten regelmatig correct gewaardeerd worden. Voor die waarderingen werken we samen met externe schatters. Als Expert Vastgoedwaardering speel jij een sleutelrol in het bewaken van de kwaliteit van deze schattingen.

Jobomschrijving

Je hoofdtaak bestaat uit de kwaliteitscontrole van externe schattingsrapporten. Die rapporten hebben betrekking op verschillende types vastgoed, met een duidelijke focus op niet residentieel vastgoed.

Concreet:

  • Je beoordeelt en controleert schattingsrapporten, zowel - ex ante (verplicht boven bepaalde bedragen ; tijdskritisch) als - ex post (steekproefsgewijs).
  • Bij gelegenheid ga je ook ter plaatse om een eigendom te bezoeken.
  • Je analyseert markttrends, verzamelt relevante data en blijft up to date via opleidingen en seminaries.

Als interne expert:

  • communiceer je met relatiebeheerders en kredietadviseurs/beslissers over de gehanteerde assumpties en de resulterende waardes;
  • adviseer je interne stakeholders en giet je je bevindingen in heldere, onderbouwde rapporten.

Daarnaast:

  • voer je inhoudelijke besprekingen met externe schatters over de kwaliteit van hun schattingen;
  • challenge je hen onder meer op gebruikte methodes en assumpties;
  • rapporteer je periodiek over de resultaten van je kwaliteitscontroles.

Op basis van je conclusies bepaal je mee welke schatters door KBC aanvaard worden en welke niet

  • Je hebt een (master) diploma in rechten, financiën, economie of vastgoed;
  • Je hebt minstens 2 jaar ervaring in het waarderen van commercieel vastgoed.
  • Je beschikt over sterke analytische vaardigheden en een scherp oog voor detail.
  • Je kan informatie interpreteren en markttrends herkennen.
  • Je communiceert vlot en professioneel, zowel intern als extern, en hebt een cliëntgerichte ingesteldheid.
  • Je bent proactief en enthousiast, werkt graag samen maar kan ook zelfstandig functioneren.
  • Je kan goed prioriteiten stellen en omgaan met deadlines.
  • Je werkt vlot met Microsoft Office (Word, Excel, PowerPoint).
  • Je beschikt over een RICS accreditatie, of je bent bereid om deel te nemen aan de selectieprocedure om deze te behalen.
