Als dynamische und serviceorientierte Immobilienkanzlei im Süden von Graz steht IMMOviduell für maßgeschneiderte Betreuung, Handschlagqualität und höchste Professionalität. Unser Portfolio wächst kontinuierlich ¿ deshalb verstärken wir unser Team in Seiersberg um eine engagierte und fachlich versierte Persönlichkeit, die sowohl die Wohnungseigentumsverwaltung als auch das Management von Gewerbeimmobilien eigenverantwortlich übernimmt. 1 Immobilienverwalter_in (m/w/d) Fokus WEG & Gewerbe

IHR AUFGABENBEREICH:

* WEG-Verwaltung: Eigenverantwortliche kaufmännische und technische Betreuung von Wohnungseigentümergemeinschaften nach dem österreichischen WEG.

* Eigentümerversammlungen: Professionelle Vorbereitung, Einberufung und rechtssichere Leitung der Versammlungen sowie konsequente Umsetzung der gefassten Beschlüsse.

* Gewerbeimmobilien: Betreuung unseres Gewerbeportfolios inklusive Indexierungen, Überwachung von Vertragslaufzeiten und Verhandlung von Verlängerungen.

* Abrechnungswesen: Erstellung von korrekten, transparenten Betriebskosten- und Rücklagenabrechnungen sowie Budget- und Sanierungsplanungen.

* Objektmanagement: Regelmäßige Objektbegehungen, Überwachung der Objektsicherheit (ÖNORM B 1300/1301) sowie Koordination und Kontrolle von Handwerker_innen und Dienstleister_innen.

* Kommunikation: Zentrale, lösungsorientierte Ansprechperson für Eigentümer_innen, Mieter_innen, Behörden und Beiräte.

DAS BRINGEN SIE MIT:

* Ausbildung: Abgeschlossene immobilienwirtschaftliche Ausbildung (z. B. Immobilienkaufmann_Immobilienkauffrau, einschlägiges FH-Studium) und/oder mehrjährige einschlägige Berufserfahrung in der Hausverwaltung.

* Fachwissen: Fundierte Kenntnisse im österreichischen Miet- und Wohnrecht (MRG, WEG) sowie im Immobilien-Steuerrecht (Umsatzsteuer-Optionen bei Gewerbe).

* Kompetenz: Erfahrung in der Vorbereitung und Leitung von Eigentümerversammlungen.

* IT-Skills: Sicherer Umgang mit MS Office und einschlägiger Hausverwalter-Software (z. B. ITS, IGEL, Realcube oder ähnlichen ERP-Systemen).

* Persönlichkeit: Souveränes, diplomatisches Auftreten, hohes Verhandlungsgeschick, Durchsetzungsvermögen und eine strukturierte, selbstständige Arbeitsweise.
