Dit ga je doen Als opzichter Dagelijks Onderhoud bij Havensteder ben je de regisseur van alle onderhoudsverzoeken van individuele huurders. Je bent op de eerste plaats verantwoordelijk voor het toezicht en de controle op het dagelijks onderhoud aan huurwoningen. Zo voer je onder meer steekproeven uit om na te gaan of de wijkaannemer aan zijn opdracht heeft voldaan. Daarnaast ben je verantwoordelijk voor mutatie onderhoud (voorinspectie/eindinspectie/opdrachtverstrekking/aansturen & uitvoeren onderhoud/controle & gereed melden). Om jouw rol als opzichter Dagelijks Onderhoud goed uit te voeren is het van cruciaal belang dat je begrijpt hoe technische zaken in woningen geregeld zijn. Je weet waarop je moet letten en bent alert op eventuele problemen, zoals een lekkage. De situatie wordt door jouw kennis en kunde snel én nauwkeurig gerapporteerd. Vervolgens weet je precies bij wie je moet zijn om het probleem op te lossen. Jij zorgt er telkens voor dat de gemaakte afspraken uit het contract worden nagekomen. Als het niet volgens afspraak gaat, stuur je de aangewezen personen aan op een correcte uitvoering. Naast het schakelen met wijkaannemers, heb je veel direct contact met huurders. Je biedt hen een luisterend oor, kunt je inleven in hun situatie en legt uit hoe problemen, klachten of andere zaken verder worden opgepakt. Het is dus erg belangrijk om te beschikken over empathische en sociale vaardigheden. Hierdoor weet je hoe je uiteenlopende situaties het beste kunt aanpakken en afhandelen.
