Planontwikkelaar Onderhoud & Verduurzaming in bewoonde staat - Op locatie - - Volendam , Noord-Holland , Nederland - Vastgoed Verbetering Functieomschrijving Bij KBK Vastgoedverbetering werken we dagelijks aan het toekomstbestendig maken van bestaande woningen en wooncomplexen. Met respect voor bewoners, omgeving én opdrachtgever verbeteren en verduurzamen we woningen. Dat vraagt om visie, vakmanschap en iemand die vooruitdenkt. Voor ons groeiende team zoeken we een Planontwikkelaar die structuur brengt, het proces bewaakt en het beste plan uitwerkt binnen de gestelde kaders van een project. Met jouw inzicht en planmatige aanpak ben je een bepalende factor in de initiatieffase tot en met de overdracht naar uitvoering. Jouw rol in het projectteam Als Planontwikkelaar ben jij de kartrekker in de initiatief-, planvormings- en planuitwerkingsfase. Je werkt nauw samen met projectbegeleider of projectleider, calculator/werkvoorbereider, adviseurs en ketenpartners. Jij geeft richting, stuurt, toetst en zorgt dat een helder, maakbaar en financieel verantwoord plan op tafel komt, dat past bij de wensen van de opdrachtgever én de realiteit van een bewoonde omgeving. Wat ga je doen Planvorming & ontwikkelfase - Je neemt actief deel aan de initiatief-, planvorming- en planuitwerkingsfase. - Je stuurt de calculator/werkvoorbereider aan tijdens deze fasen. - Verzorgt o.a. de planvorming van tenders, nieuwe uitvragen en aanbestedingen - Werk het beste plan uit voorzien van meerdere scenario's binnen de gestelde kaders van een opdracht - Je draagt optimalisaties aan en stelt Total Cost of Ownership-analyses (TCO) op. - Je voert plantoetsingen uit op regelgeving, maakbaarheid en financiële haalbaarheid. - Je zorgt voor een gedegen Risico Management Overzicht en houdt deze actueel. - Je neemt situaties ter plekke op en vertaalt deze naar een realistisch plan.
