In deze rol ben je vanaf de voorkant betrokken bij vastgoed- en gebiedsontwikkelingen en beoordeel je de financiële haalbaarheid van projecten voordat deze daadwerkelijk in realisatie gaan. Je werkt als financiële sparringpartner naast projectontwikkelaars en zorgt ervoor dat plannen niet alleen commercieel aantrekkelijk, maar ook financieel realistisch en verantwoord zijn. Je bouwt en toetst businesscases, rekent verschillende scenario's door en durft kritisch tegengas te geven wanneer aannames, rendementen of risico's daar aanleiding toe geven. Interim | 32-40 uur per week | Regio Nijmegen | Start z.s.m. | Tarief in overleg De rol Als Project Controller Ontwikkeling ben je betrokken bij projecten vanaf de eerste initiatief- en ontwikkelfase. Je helpt bepalen of een ontwikkeling financieel haalbaar is en onder welke voorwaarden een project interessant genoeg is om verder te brengen. Je stelt financiële businesscases en haalbaarheidsberekeningen op en werkt onder andere met grondexploitaties, stichtingskosten, residuele grondwaarden, rendementen en meerjarige cashflows. Daarbij kijk je nadrukkelijk naar de aannames achter de cijfers. Wat gebeurt er bijvoorbeeld als bouwkosten stijgen, rente verandert, vergunningverlening vertraging oploopt of de verwachte afzet tegenvalt? Je werkt nauw samen met projectontwikkelaars, directie en andere betrokken partijen. Daarbij ben je niet alleen degene die rekent, maar juist ook degene die kritisch doorvraagt en waar nodig op de rem trapt. Je kunt onderbouwen waarom een businesscase wel of niet realistisch is en vertaalt jouw analyses naar heldere investeringsvoorstellen en besluitvorming.
