Wil jij als Projectontwikkelaar Bouw aan de basis staan van succesvolle nieuwbouw- en vastgoedprojecten? Je vertaalt kansen in de markt naar haalbare en rendabele ontwikkelingen die écht gerealiseerd worden. In deze functie combineer je commercieel inzicht, bouwkundige kennis en ondernemerschap om projecten van begin tot eind te begeleiden. Wat ga je doen?Als Projectontwikkelaar Bouw werk je voor onze opdrachtgever aan uitdagende woningbouw- en utiliteitsbouwprojecten. Je signaleert nieuwe ontwikkelkansen en beoordeelt de technische, financiële en commerciële haalbaarheid. Vanaf de initiatiefase stuur je het volledige ontwikkelproces aan en werk je samen met architecten, adviseurs, gemeenten en andere betrokken partijen. Je vertaalt marktvraag naar slimme, duurzame en uitvoerbare bouwconcepten en zorgt ervoor dat projecten klaar zijn voor realisatie. Tijdens het ontwikkeltraject bewaak je de planning, stichtingskosten en financiële haalbaarheid. Je stuurt op kwaliteit, rendement en uitvoerbaarheid en zorgt ervoor dat alle juridische, technische en vergunningstechnische aspecten goed zijn geregeld. Daarnaast werk je aan de verdere uitbreiding van de ontwikkelportefeuille en begeleid je projecten tot het verkoopgereed maken. Dankzij jouw analytische vermogen en bouwkundige expertise realiseer je projecten die aansluiten op de wensen van de markt én toekomstbestendig zijn. Jouw werkzaamheden - Signaleren en beoordelen van nieuwe ontwikkelkansen; - Coördineren van het volledige projectontwikkelproces; - Opstellen en bewaken van haalbaarheidsstudies, businesscases en stichtingskosten; - Vertalen van marktvraag naar uitvoerbare bouwconcepten; - Afstemmen met gemeenten, architecten, adviseurs en andere stakeholders; - Begeleiden van vergunningstrajecten en planprocedures; - Bewaken van planning, kwaliteit, budget en rendement; - Verkoopgereed maken van projecten in samenwerking met de verkoopvoorbereider; - Uitbreiden van de ontwikkelportefeuille en signaleren van comme.
