Functieomschrijving Als woonconsulent ben je verantwoordelijk voor de verhuur van woningen aan een deel van onze cliënten (mensen met een psychosociale of psychiatrische kwetsbaarheid). De functie is gericht op het toewijzen en verhuren van woningen aan onze cliënten. Belangrijke onderdelen van de functie zijn: - Aanmaken van huurovereenkomsten en opleveren van woningen aan cliënten. - Focus op klanttevredenheid, bezettingsgraad en huurbetalingen. - Toezicht houden op de naleving huurovereenkomst en huisregels. In geval van woonoverlast spreek je, in nauwe samenwerking met de zorgbegeleider van de huurder, huurders aan op naleving. - Bemiddelen bij problemen en conflicten. Je denkt graag mee met Kwintes en bent in staat voorstellen te doen ter verhoging van leefbaarheid en/of verbetering van de eigen dienstverlening op de afdeling. Je werkt nauwkeurig, denkt in oplossingen en houdt daarbij rekening met zowel de belangen van bewoners als van de organisatie. Jouw werkplek In deze functie heb je direct contact met huurders en diverse collega's binnen Kwintes: - Je gaat nauw samenwerken met de intake coördinatoren van zorgteams die huurders voordragen. - Je hebt regelmatig contact met de persoonlijk zorgbegeleider (en vaak een budgetconsulent) die huurder ondersteunen bij het proces van aanvang huur, gedurende de huurperiode, en bij vertrek. - Daarnaast heb je nauw contact met assetmanagers, werkvoorbereiders onderhoud en complexbeheerders (onderdeel van team facilitair). Buiten Kwintes onderhoud je contacten met onder andere corporaties, bewindvoerders en juridisch adviseurs. Het betreft een veelzijdige en dynamische functie, waarbij je snel moe...
