The posting
F&F PROPERTY MANAGEMENT
Multi-Site Property Manager
Full-Time/Exempt | San Diego, CA (Main Office + Travel) | $72,400–$75,000/year + Bonus
Your portfolio. Your pod. Your numbers.
As one of F&F’s Multi-Site Property Managers, you’ll own your own pod of properties in close proximity, so you can move between them throughout the day. You’ll supervise the part-time Onsite Resident Managers at your properties, work closely with the maintenance technicians assigned to your pod, and be accountable for how your properties perform: NOI, delinquency, renewals, and turn costs.
Here’s what makes this role different: a centralized operations team handles applications, lease preparation, notices, move-in and move-out paperwork, security deposit accounting, and maintenance scheduling. That frees you to spend your time where it matters most — at your properties, with your residents, and on your financials.
If you like being out in the field, love watching your numbers move, and get real satisfaction from turning a property around, keep reading.
WHAT YOU’LL DO
Own your financials. Drive NOI across your pod: stay on top of delinquency and collections, review monthly budget variance reports, approve invoices within 48 hours, push renewals, and keep turn costs under control.
Lead your onsite team. Supervise and support the Onsite Resident Managers at your properties, and partner with your pod’s maintenance technicians to get work orders closed and units turned on time.
Be on site. Visit each of your properties at least twice a month — inspecting for safety, maintenance, and curb appeal, catching issues before residents do, and making sure every property looks like an F&F property.
Stabilize and improve. Spot operational gaps, put practical fixes in place, and support lease-ups, renovations, and unit turns alongside Construction and Maintenance.
Manage vendors and projects. Source, schedule, and hold vendors accountable for quality, cost, and timelines, and coordinate property projects from scope to completion within budget.
Enforce leases and resolve resident issues. Address lease violations, past-due balances, and escalated resident concerns quickly, fairly, and in line with Fair Housing, ADA, SDHC, and California landlord-tenant law — coordinating with legal when needed.
Keep files audit-ready. Review lease files, notices, and resident records; correct deficiencies and flag concerns.
Build community. Plan and host resident events that make people want to stay — and renew.
Partner with the central team. Work closely with other Property Managers, Property Administrators, Maintenance, Sales & Marketing, and Accounting — and keep your Regional Manager in the loop.
