About the location:

Set along 100 acres of pristine beachfront on Okinawa’s west coast, Four Seasons Resort and Private Residences Okinawa will introduce a new expression of resort living in Japan. Designed in harmony with the island’s natural landscape and cultural heritage, the resort will feature guest rooms, private villas, residences, and a beach club, all connected through walkable gardens and open spaces. With a focus on thoughtful design, connection to nature, and the signature service that defines Four Seasons, the resort will offer both guests and team members the opportunity to be part of something truly special in one of Japan’s most unique destinations.

About the role / ポジション概要:

Four Seasons Resort and Residences Okinawa is seeking a Residences Manager to join our pre-opening team.

This key leadership role is responsible for overseeing the day-to-day operations of our luxury residential community and delivering exceptional service and a seamless ownership experience for our homeowners. Working closely with homeowners, resort leadership and external partners, you will help shape and cultivate a distinctive Four Seasons residential community, reflecting the legendary service, personalized care and attention to detail that define the Four Seasons brand.

What you will do / 主な業務内容:

· Lead the day-to-day operations of the Private Residences, ensuring exceptional service standards, safety and homeowner satisfaction.

· Build and maintain trusted relationships with homeowners, serving as a primary point of contact and advocate for their needs.

· Support the implementation of residential operating plans, policies and procedures in alignment with Four Seasons standards.

· Oversee residential property operations, including preventive maintenance, inspections, risk management and upkeep of common areas and facilities.

· Conduct regular property inspections and coordinate maintenance and improvement initiatives with Engineering, Housekeeping and other departments.

· Manage third-party contractors, suppliers and service providers to ensure compliance with quality, safety and contractual standards.

· Assist with budgeting, expense control, reserve fund projects and capital improvement initiatives to support the long-term success of the Residential community.

· Support Homeowners Association (HOA) operations, including board meetings, annual meetings, budgeting processes and owner communications.

· Educate homeowners on residential services, policies and ownership benefits, delivering a seamless ownership experience.

· Lead, coach and develop the Residences team while fostering a collaborative and service-focused culture.

· Review homeowner feedback and service requests, proactively resolving concerns and identifying opportunities to enhance the resident experience.

· Participate in pre-opening activities, including operational planning, service development, team onboarding and homeowner transition initiatives to support a successful opening.

  • 予算管理、経費管理、修繕積立金プロジェクトおよび設備投資計画を支援し、レジデンスコミュニティの長期的な価値向上に貢献する
  • 理事会（Homeowners Association: HOA）運営をサポートし、理事会・総会の運営、予算策定およびオーナーコミュニケーションを支援する
  • レジデンスサービス、各種ポリシーおよびオーナー特典について適切に案内し、シームレスなオーナー体験を提供する
  • Residencesチームを指導・育成し、協働的かつサービス志向の高いチーム文化を醸成する
  • オーナーからのフィードバックやご要望を確認し、課題解決とサービス向上に向けた取り組みを推進する
  • 開業準備業務に参画し、運営体制の構築、サービス開発、チームオンボーディングおよびオーナー入居準備を通じて、円滑な開業を実現する

What you will bring / 応募資格:

  • Proven leadership experience within a luxury hotel, resort, residential or hospitality environment.
  • Strong relationship-building and stakeholder management skills, with the ability to collaborate across teams and deliver exceptional homeowner experiences.
  • Excellent communication and presentation skills, with professional proficiency in both verbal and written communication.
  • Strong business and financial acumen, including budgeting, reporting and operational performance management.
  • Strategic, analytical and solution-oriented thinking, with the ability to make sound decisions and manage competing priorities.
  • Strong coaching and team development capabilities, with a commitment to fostering a culture of excellence.
  • High integrity, professionalism and sound judgment.
  • Highly organized, detail-oriented and adaptable in a fast-paced environment.
  • Proficiency in Japanese is required; working knowledge of English is highly preferred.

Schedule & Hours / 勤務条件:

  • This is a full-time position.
  • 40 working hours per week.
  • 10 days off every month except February (9 days)
