Die Gebau Verwaltungs AG ist Teil der Gebau\-Gruppe, die seit 1984 in der Zentralschweiz verwurzelt ist. Wir betreuen rund 80 Mandate, vorwiegend im Stockwerkeigentum, und legen Wert auf eine persönliche, verlässliche Bewirtschaftung. Zur Verstärkung unseres Teams in Hergiswil suchen wir eine engagierte Persönlichkeit für das Backoffice und die Assistenz der Bewirtschaftung.

Ihre Aufgaben

  • Sie sind erste Anlaufstelle für Stockwerkeigentümer, Mieter, Hauswarte, Handwerker und Behörden.
  • Sie unterstützen das Bewirtschaftungsteam bei der Verwaltung von STWEG\- und Mietliegenschaften.
  • Sie koordinieren den Unterhalt: Reparaturaufträge, Schadenfälle, Kreditorenkontrolle und Liegenschaftsrundgänge.
  • Sie wirken bei der Vermietung mit: Besichtigungen, Mietverträge, Mietzinsanpassungen sowie Mieter\- und Eigentümerwechsel.
  • Sie führen das Protokoll an STWEG\-Versammlungen und unterstützen bei Spezialaufgaben, z. B. der Vorbereitung von Schlichtungsverhandlungen.
  • Sie begleiten Sanierungen administrativ, inklusive Weiterverrechnung an Mieter und Eigentümer.
  • Sie unterstützen in der Immobilienbuchhaltung: Budgets, Kostenkontrollen, Abschlüsse, Nebenkostenabrechnungen und Mahnwesen.
  • Sie bringen sich aktiv in die Digitalisierung unserer Arbeitsprozesse ein.

Ihr Profil

  • Abgeschlossene kaufmännische oder technische Grundausbildung
  • Weiterbildung im Immobilienbereich (z. B. Sachbearbeiter/in
  • Erste Erfahrung in der Immobilienverwaltung oder einer vergleichbaren Backoffice\-Funktion von Vorteil
  • Kenntnisse in der Immobilienbuchhaltung oder Bereitschaft zur Einarbeitung
  • Sicherer Umgang mit Microsoft 365; Kenntnisse in Immotop2 von Vorteil
  • Stilsicheres Deutsch in Wort und Schrift
  • Grundkenntnisse in Englisch
  • Führerausweis Kat. B
  • Dienstleistungsorientiert, strukturiert, belastbar und mit Freude an einer unterstützenden im Team
