Estamos em busca de um(a) Analista Comercial Pleno para integrar o time da HBR Realty. Procuramos um profissional com perfil analítico, visão de negócio e forte capacidade de negociação para atuar no suporte estratégico à gestão comercial dos empreendimentos.Nesta posição, você será responsável por acompanhar negociações com lojistas, analisar e validar contratos, desenvolver estudos financeiros e apoiar a tomada de decisão da Diretoria, contribuindo para a rentabilidade dos ativos e para o fortalecimento do relacionamento com clientes e parceiros.

Responsabilidades e atribuiçõesAtuar de forma estratégica e analítica no suporte à área comercial, garantindo a aderência dos contratos e propostas às políticas da empresa, contribuindo para a maximização de resultados, manutenção do relacionamento com locatários e apoio à tomada de decisão da diretoria.Realizar negociações comerciais com lojistas ativos e atuar no suporte à área de comercialização na tratativa de novos negócios;Analisar, revisar e validar instrumentos contratuais (contratos de locação, aditivos, distratos, cessões, comodatos, confissões de dívida e prestações de serviços), assegurando a conformidade com as propostas comerciais aprovadas e políticas internas;Realizar estudos e simulações financeiras de contratos e operações comerciais, subsidiando negociações e tomadas de decisão;Acompanhar e avaliar solicitações de locatários, incluindo pedidos de desconto, revisões e renovações contratuais, propondo soluções alinhadas à estratégia do empreendimento;Elaborar Atas de Solicitação de Descontos e de Renovações para deliberação da Diretoria, consolidando informações comerciais e financeiras;Controlar e monitorar contratos vigentes, prazos, condições e indicadores de performance, contribuindo para o planejamento comercial e orçamentário;Manter interface ativa com as áreas Financeira, Jurídica, Operacional e Contábil, assegurando a execução correta das decisões comerciais;Calcular e validar as comissões da equipe comercial, conforme política interna e metas estabelecidas;Apoiar a gestão comercial na elaboração de relatórios gerenciais, indicadores e apresentações executivas;Contribuir com a melhoria contínua de processos e controles comerciais, identificando oportunidades de ganho de eficiência e padronização.

Requisitos e qualificaçõesRequisitosEnsino Superior completo em Administração de Empresas, Economia, Ciências Contábeis, Engenharia, Gestão Comercial, Direito ou áreas correlatas;Experiência anterior em atividades comerciais, gestão de contratos, negociações e análise financeira;Vivência com elaboração e análise de contratos comerciais e de locação;Domínio do Pacote Office, especialmente Excel intermediário/avançado;Capacidade analítica para interpretação de indicadores, relatórios gerenciais e informações financeiras; Será considerado diferencialExperiência no segmento imobiliário, shopping centers, varejo ou gestão de ativos;Conhecimento em sistemas de gestão comercial e contratos;Experiência na elaboração de apresentações executivas e materiais para Diretoria;Conhecimento em Power BI ou outras ferramentas de análise de dados.
