Valorizamos profissionais que assumem responsabilidades com seriedade e constroem relações baseadas na confiabilidade.Se você busca um ambiente sólido, que estimula o crescimento e respeita o que faz, este é o seu lugar.Responsabilidades e atribuiçõesProspectar e cadastrar áreas com potencial para incorporação imobiliária, mantendo atualizada a base de oportunidades; Realizar análises preliminares de legislação urbanística, zoneamento, parâmetros construtivos e demais premissas legais para avaliação de terrenos; Elaborar estudos de viabilidade técnica, legal, comercial e econômico-financeira dos empreendimentos; Desenvolver estudos de massa em conjunto com arquitetos e projetistas especializados; Elaborar apresentações e materiais para Comitê de Aquisição, contendo análises técnicas, financeiras e estratégicas; Solicitar, acompanhar e controlar estudos técnicos necessários às análises de aquisição (topografia, sondagem, ambiental, arbóreo, tombamento, COMAER, infraestrutura, entre outros); Acompanhar o andamento dos laudos técnicos e interfaces com consultores, fornecedores e equipes internas; Controlar a contratação, lançamento e pagamento de fornecedores vinculados à área de Novos Negócios; Realizar pesquisas de mercado, analisando concorrência, oferta, demanda, preços praticados e tendências imobiliárias das regiões de interesse; Monitorar continuamente lançamentos e futuros empreendimentos da concorrência; Manter relacionamento ativo com corretores, imobiliárias, consultores e demais parceiros para prospecção de novas oportunidades; Apoiar negociações comerciais e processos de aquisição de terrenos; Organizar e acompanhar o pipeline de oportunidades da área, garantindo atualização das informações para tomada de decisão. Requisitos e qualificaçõesEnsino Superior completo em Engenharia Civil, Arquitetura e Urbanismo, Engenharia de Produção, Engenharia Ambiental, Economia, Administração ou áreas correlatas; Desejável pós-graduação ou especialização em Desenvolvimento Imobiliário, Incorporação Imobiliária, Gestão de Projetos ou áreas afins; Experiência em desenvolvimento imobiliário, aquisição de terrenos, incorporação imobiliária ou Novos Negócios; Conhecimento em legislação urbanística, Plano Diretor, zoneamento e parâmetros construtivos da cidade de São Paulo; Conhecimento em análise de viabilidade técnica, legal, comercial e econômico-financeira de empreendimentos imobiliários; Domínio intermediário ou avançado do Excel; Desejável conhecimento em AutoCAD, Google Earth, Power BI, Power point.Informações adicionaisVTVR/VASeguro de VidaConvênio MédicoConvênio OdontológicoConvênio FarmáciaWellhubIncentivo EducacionalBonificação anual
