Responsabilidades e atribuiçõesElaborar orçamentos de lançamento (paramétrico) e executivo (analítico) de empreendimentos habitacionais, incluindo MCMV e médio padrão, realizando levantamentos quantitativos a partir de projetos em CAD/BIM e estimando custos com base em projetos semelhantes, índices históricos e indicadores (R$/m²);Dimensionar custos indiretos (canteiro, mobilização, equipe administrativa, equipamentos e encargos), além de aplicar e revisar BDI, encargos sociais e demais premissas de formação de preço;Elaborar e manter composições de custo unitário (CPU), definindo produtividades, coeficientes de consumo e perdas, e criando novas composições quando necessário;Cotar materiais, insumos e serviços com fornecedores e subempreiteiros, mantendo a base de preços atualizada com reajustes e atualizações monetárias (INCC, SINAPI e índices setoriais);Analisar criticamente os projetos (arquitetura, estrutura, fundações, instalações e urbanização), identificando omissões, incompatibilidades e especificações incompletas, comunicando pendências, premissas e riscos às áreas de projeto e engenharia, e apoiar na avaliação/proposição de alternativas técnicas com análise de impacto no custo (engenharia de valor);Apoiar a área de Suprimentos na definição e análise de escopos de contratação, elaboração de mapas de concorrência e equalização técnica e econômica das propostas, fornecendo subsídios para negociações e analisando desvios entre valores orçados e contratados;Realizar a análise comparativa entre orçado e executado, identificando desvios recorrentes e retroalimentando as bases de dados (composições, índices e indicadores) com os dados reais de obra;Manter a documentação do orçamento (memórias de cálculo, premissas, exclusões, versões e revisões), gerar relatórios, curva ABC e indicadores para a gestão, e interagir com Engenharia, Projetos, Suprimentos, Planejamento, Comercial e Diretoria, utilizando o sistema de orçamentos (ex.: TOTVS) e seguindo os fluxos do setor.Requisitos e qualificaçõesEnsino superior completo em Engenharia Civil;Conhecimento intermediário em Excel e Autocad;Experiência prévia com elaboração de orçamentos no segmento de construção e incorporação (segmento residencial).Informações adicionais Assistência Médica;Vale Refeição;Seguro de Vida;Previdência Privada;Vale Transporte;Convênio Farmácia;Day off de Aniversário;Parceria Gympass; Benefício de Saúde (Starbem)
