Responsabilidades e atribuições

Controle de Outras Arrecadações: Acompanhar as receitas originadas do Estacionamento, locações de mídias (totens, banners), quiosques temporários e eventos no shopping.

Coleta de Faturamento: Garantir que todos os lojistas declarem suas vendas mensais dentro do prazo contratual via sistema do shopping.

Identificação de Divergências: Cruzar as declarações com os dados coletados pela equipe de auditoria física de pista (auditores que acompanham o movimento das lojas).

Cálculo do Aluguel Complementar: Executar o cálculo para ver se o Aluguel Percentual superou o Aluguel Mínimo estipulado em contrato e lançar a diferença para cobrança.

Monitoramento do Aging List: Analisar diariamente o relatório de contas a receber vencidas e não pagas, separadas por tempo de atraso.

Régua de Cobrança Operacional: Realizar a cobrança amigável em primeiro nível (envio de notificações automáticas, e-mails e contatos telefônicos com o financeiro das lojas).

Suporte à Negociação: Preparar o histórico financeiro do lojista inadimplente para subsidiar os analistas seniores ou o gerente em acordos e renegociações de dívidas.

Para arrecadar corretamente, o sistema precisa estar atualizado conforme os contratos imobiliários (crus ou aditivos).

Input de Dados no Sistema (ERP): Cadastrar novos contratos de locação no sistema (SAP e EASE).

Aplicação de Reajustes: Programar os reajustes anuais de aluguel com base nos índices inflacionários previstos em contrato (geralmente IGP-M ou IPCA).

Fornecer insumos básicos e confiáveis para que a coordenação e gerência analisem a performance financeira do shopping.

Relatório de Arrecadação vs. Orçado: Demonstrar mensalmente o quanto foi previsto arrecadar versus o que de fato entrou em caixa.

Cálculo do indicador de inadimplência: Atualizar mensalmente as taxas de inadimplência real e a "inadimplência líquida" do período.

Suporte no Fechamento Mensal: Preparar as provisões de receitas e enviar relatórios de baixas para a contabilidade.

Requisitos e qualificaçõesFormação: Ensino superior cursando ou completo em Administração, Economia, Ciências Contábeis ou Engenharia de Produção.Excel Intermediário (Obrigatório): Domínio de Procv/Procx, Somase, Tabelas Dinâmicas e formatação condicional para lidar com grandes bases de dados de lojistas.Perfil Comportamental: Organização extrema (alto volume de CNPJs e contratos), boa comunicação (lidará diretamente com o financeiro das lojas) e atenção rigorosa aos detalhes.
