Somos uma empresa de Consultoria e Gerenciamento especializada em qualidade, tecnologia, gestão, sustentabilidade e inovação para o setor da construção, com mais de 36 anos no mercado.Nosso propósito é Inspirar Mudanças Positivas na Construção e na Sociedade.Buscamos um(a) Consultor(a) de Gestão Técnica de Ativos Imobiliários para atuar no acompanhamento técnico de um portfólio de ativos, contribuindo para sua conservação, regularidade, eficiência operacional e preservação de valor ao longo do ciclo de vida.Responsabilidades e atribuiçõesAtuar em um ambiente colaborativo, mantendo interface e comunicação assertiva com administradores de fundos, locatários, gestores condominiais e demais stakeholders envolvidos.Coordenar a implementação de práticas de controle voltadas à gestão do ciclo de vida dos ativos do fundo, assegurando manutenção, conservação e conformidade técnica e regulatória.Desenvolver e acompanhar planos de ação para obras, visando à regularização e à implementação de benfeitorias nos ativos.Monitorar técnica e documentalmente os ativos imobiliários do portfólio, assegurando que as ações de gestão preservem sua integridade e contribuam para a manutenção de seu valor de mercado.Liderar diagnósticos técnicos, elaborar relatórios e indicadores em Power BI e propor soluções para otimização de custos operacionais e prevenção da depreciação dos ativos.Fornecer suporte técnico na estimativa de custos, coordenação de visitas técnicas e definição de estratégias para regularização física e documental dos ativos. Autonomia/Alçada do Cargo:Autonomia para propor e acompanhar planos de ação relacionados à regularização e melhoria dos ativos;Interface direta com stakeholders, conduzindo diagnósticos técnicos e assegurando respostas ágeis e embasadas;Decisões estratégicas ou de maior impacto financeiro sempre serão alinhadas previamente com a gestão dos Fundos.Requisitos e qualificaçõesEnsino Superior Completo em Engenharia Civil ou Arquitetura e Urbanismo;Experiência em gestão técnica de ativos imobiliários, incluindo monitoramento documental e técnico e gerenciamento de obras;Conhecimento básico em Power BI para relatórios técnicos e análise de dados;Excel intermediário/avançado e AutoCAD (desejável).Boa redação técnica e habilidade para articulação com múltiplos stakeholders.Inglês intermediário (diferencial).Informações adicionais Vale-Alimentação – Flash;Seguro de Vida;Vale-Transporte ou Estacionamento;Bicicletário (gratuito);TotalPass;Acesso ao benefício do SESC;Modelo de trabalho híbrido;Parcerias e descontos com SENAC e escolas de idiomas.
