Buscamos um(a) Especialista para ser representante técnico da Helbor na fiscalização e supervisão de obras executadas por terceiros, garantindo o cumprimento de prazos, custos, qualidade, contratos e padrões do produto, assegurando a imagem da marca e a aderência ao planejamento estratégico e à viabilidade econômica dos empreendimentos.

Responsabilidades e atribuiçõesFiscalizar a execução de 2 a 3 empreendimentos simultâneos, construídos por construtoras terceirizadas.Representar a incorporadora junto às construtoras, projetistas, fornecedores e demais partes envolvidas no empreendimento.Supervisionar o cumprimento dos contratos firmados, projetos aprovados, memorial descritivo, padrões do produto, normas técnicas e legislações vigentes.Garantir a qualidade dos serviços executados, identificando não conformidades e exigindo correções.Controlar e acompanhar o cronograma físico-financeiro da obra, analisando desvios de prazo e custo e propondo ações corretivas.Realizar e validar medições de serviços das construtoras, apoiando a liberação de pagamentos conforme critérios contratuais.Gerir aditivos contratuais, analisando impactos técnicos, financeiros e de prazo.Monitorar indicadores de desempenho da obra (prazo, custo, qualidade, segurança e produtividade).Atuar preventivamente na identificação e mitigação de riscos técnicos, financeiros, jurídicos e operacionais.Gerir a execução de extensões de redes de infraestrutura (elétrica, hidráulica, esgoto e drenagem).Acompanhar a execução de contrapartidas viárias e demais exigências legais do empreendimento.Garantir o cumprimento das exigências de segurança do trabalho e meio ambiente, cobrando ações corretivas da construtora.Acompanhar vistorias, auditorias, fiscalizações externas e processos de financiamento, quando aplicável.Consolidar e reportar informações gerenciais por meio de relatórios técnicos e executivos à incorporadora.Apoiar os processos de entrega do empreendimento, vistorias finais, obtenção do Habite-se e início da assistência técnica.Assegurar que o produto final esteja alinhado ao posicionamento de mercado, planejamento estratégico e viabilidade econômica definidos pela incorporadora.Atuar como ponte de integração entre a construtora e as áreas internas de apoio: Orçamento, Planejamento, Marketing, Central do Cliente, Financeiro, Vendas e demais áreas envolvidas.Apoiar a gestão das solicitações de clientes e a interface com o Marketing, zelando pela imagem da marca.

Requisitos e qualificaçõesFormação superior completa em Engenharia Civil.Experiência comprovada em gestão e fiscalização de obras.Ter conduzido pelo menos um empreendimento completo até a entrega.Vivência em obras executadas por terceiros e atuação como fiscal da incorporadora.Conhecimento em controle de prazo, custos, qualidade e contratos.Experiência com análise de curva de desembolso/banco e acompanhamento físico-financeiro.Pacote officeAutoCAD
