Estamos em busca de um(a) Supervisor(a) de Operações para integrar o time da HBR Realty, atuando de forma estratégica no suporte às operações comerciais dos nossos empreendimentos. Este profissional será responsável  atuar na gestão operacional de empreendimentos imobiliários, garantindo a conservação, segurança, qualidade, eficiência e valorização dos ativos.Responsabilidades e atribuiçõesGerenciar a operação, conservação, manutenção e valorização dos ativos imobiliários.Realizar inspeções, identificar riscos e necessidades de melhorias, acompanhando planos de ação e correções.Supervisionar serviços de facilities, manutenção predial e atuação de fornecedores, garantindo qualidade, segurança e cumprimento dos contratos.Gerenciar o relacionamento com condomínios, administradoras, proprietários, locatários e demais parceiros.Acompanhar obras, reformas, projetos e intervenções, garantindo cumprimento de escopo, prazos, normas técnicas e padrões estabelecidos.Avaliar tecnicamente projetos, layouts, instalações e alterações realizadas nos empreendimentos.Liderar e orientar a equipe operacional, definindo prioridades e acompanhando a execução das demandas.Controlar orçamento, despesas, contratos, medições e indicadores operacionais, buscando eficiência e otimização de recursos.Acompanhar a implantação de novas operações, desde a análise dos projetos até a conclusão das obras e liberação para inauguração.Realizar vistorias, acompanhar pendências e garantir o atendimento das condições técnicas, documentais e operacionais para inauguração.Elaborar relatórios, apresentações e manter atualizada a documentação técnica dos ativos e intervenções realizadas.

Requisitos e qualificações Superior completo em Engenharia ou Arquitetura; Vivência na gestão de prédios corporativos, condomínios, empreendimentos de uso misto, shoppings, centros comerciais e/ou operações de fachada ativa;

Experiência com gestão de manutenção predial, obras, reformas, adequações e projetos e  Experiência na gestão e acompanhamento de fornecedores e empresas terceirizadas;

Vivência no relacionamento com síndicos, administradoras, ocupantes, lojistas, proprietários e demais stakeholders;

Conhecimento em normas técnicas, manutenção predial e processos de Engenharia e Arquitetura;

Conhecimento em gestão orçamentária, controle de custos e acompanhamento financeiro de contratos; Disponibilidade para atuação em campo e deslocamentos entre os empreendimentos.
