LOAN UNDERWRITER (PART-TIME/TEMP)

Pay Rate: $40-45/hr

Your Impact

The Loan Underwriter plays a critical role in helping families access and sustain affordable homeownership. Through thoughtful financial analysis and sound judgment, this role ensures HGSF provides responsible financing while advancing its mission to create sustainable pathways to homeownership and generational impact.

The Loan Underwriter evaluates borrower eligibility, financial capacity, credit risk, and loan structure while ensuring applications meet program and lending requirements. Working closely with borrowers, lending partners, and internal teams, the role helps move loans from application through approval and closing while maintaining the integrity of HGSF’s lending programs.

The successful candidate will bring strong analytical skills, attention to detail, and sound judgment, along with a commitment to balancing responsible lending practices with expanding access to affordable homeownership. This is a temporary, part-time role- 20-25 hours/week for approximately 3 months. This role will sit on the Lending Services team and will report to the Director of Lending Services.

Primary Responsibilities

Eligibility Determination & Program Compliance (40%)

  • Review applications to determine borrower and/or project eligibility under applicable loan programs, funding sources, and organizational policies.
  • Verify household, borrower, property, income, asset, debt, credit, occupancy, affordability, and other eligibility criteria, as applicable to the program.
  • Interpret and apply program guidelines, funding requirements, loan policies, and applicable regulatory requirements.
  • Review documentation used to establish eligibility, including income documentation, tax returns, pay statements, bank statements, credit reports, property documentation, organizational documents, and other supporting materials.
  • Identify exceptions, unusual circumstances, or potential compliance issues and escalate them to the Director of Lending Services or appropriate manager.
  • Ensure eligibility determinations are well documented and supported by appropriate source documentation.
  • Maintain current knowledge of changes to program guidelines, funding requirements, underwriting standards, and applicable laws and regulations.
  • Support internal quality control, monitoring, and audit activities.

Credit & Financial Underwriting (35%)

  • Analyze the financial capacity and creditworthiness of applicants and borrowers in accordance with organizational underwriting policies.
  • Review credit reports, income, assets, liabilities, cash flow, financial statements, tax returns, budgets, operating statements, and other financial information, as applicable.
  • Evaluate debt-to-income ratios, loan-to-value ratios, loan terms, repayment capacity, collateral, reserves, and other relevant credit factors.
  • Identify credit strengths, weaknesses, risks, and mitigating factors.
  • Analyze the reasonableness and completeness of financial assumptions and supporting documentation.
  • Assist in developing loan structures, terms, conditions, and risk mitigants that are consistent with organizational policy and program requirements.
  • Prepare written underwriting analyses and recommendations for review by the Director of Lending Services or other approval authority.
  • Clearly document the rationale supporting approval, conditional approval, denial, or other recommended action.

Loan & Credit Approval Support (20%)

  • Prepare underwriting summaries, credit memoranda, loan approval documents, or other materials required for loan approval.
  • Ensure loan approval packages contain accurate and complete information.
  • Assist the Director of Lending Services and/or lending management in preparing files for funders, or other approval bodies.
  • Respond to questions and provide additional analysis or documentation requested during the approval process.
  • Track approval conditions and ensure that required conditions are satisfied prior to closing or funding.
  • Maintain accurate records of approval decisions, conditions, exceptions, and supporting documentation.

Other Duties as Assigned (5%)

Minimum Qualifications

  • Bachelor's degree in finance, business, economics, real estate, accounting, public policy, housing, or a related field, OR equivalent combination of education and experience.
  • 2–5 years of experience in loan underwriting, loan processing, mortgage lending, affordable housing, community development finance, banking, financial services, or a related field.
  • Demonstrated ability to analyze financial information and assess credit risk.
  • Strong understanding of loan documentation and underwriting principles.
  • Strong organizational skills and exceptional attention to detail.
  • Ability to manage multiple loan files and competing deadlines.
  • Strong written and verbal communication skills.
  • Proficiency with Microsoft Excel and other Microsoft Office applications.
  • Experience working with loan management systems, CRM/database systems, or other financial software.
  • Ability to exercise sound judgment while following established policies, procedures, and program requirements.
  • Commitment to affordable housing, economic opportunity, community development, and HGSF’s mission.
  • Must be able to travel within HGSF’s tri-county service area ( SF, Marin, San Mateo)
  • Must be able to pass background check and pre-employment credit check, consistent with applicable laws and organizational requirements. (In accordance with state and county law: convictions do not necessarily rule out employment, it depends on the nature and severity of the conviction and is evaluated on a case by case basis, check is conducted on last 7 years only.)

Preferred Qualifications

  • Experience underwriting affordable housing, community development, nonprofit, or CDFI loans.
  • Knowledge of affordable housing programs, funding sources, and income-restricted eligibility requirements.
  • Experience with loan systems, databases, document management, and preparing credit memos or loan approval packages.
  • Experience working with committees, funders, public agencies, or other lending partners.
  • Bilingual or multilingual skills are a plus

Work Environment

Office Role: This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, and filing cabinets.

Physical Demands

Office Role: This is a largely sedentary role; however, some filing is required. This would require the ability to lift files, open filing cabinets, and stand or bend as necessary. Must be able to travel within HGSF’s service area.

Benefits

Compensation for this role is competitive, DOE. This is a temporary, part-time role (20-25 hours/week for approximately 3 months) and is not eligible for company-sponsored benefits; SF/CA statutory benefits (such as paid sick leave) apply.
