Role Purpose

We are seeking an experienced and technically proficient Fit-Out Manager with a strong MEP and Architecture background to lead the design development, technical coordination, and delivery of MEP and architectural fit-out activities across retail, F&B, administration office, and commercial units. This role combines hands-on site management with technical design oversight, ensuring design intent, buildability, and full compliance with property standards, approved specifications, and mall requirements throughout the fit-out lifecycle.

Key Responsibilities

Design Development and Technical Coordination

The Fit-Out Manager leads fit-out design development, space planning, and technical detailing, ensuring design intent, functionality, and buildability are maintained throughout project delivery. This includes reviewing and coordinating architectural, interior, structural, civil, and MEP drawings, identifying design clashes, resolving technical constraints, and ensuring seamless integration of all building services. The role oversees the preparation, technical review, and approval of construction drawings, shop drawings, reflected ceiling plans, joinery details, material submittals, and project specifications.

Multidisciplinary Coordination and Approvals

The Fit-Out Manager drives multidisciplinary coordination with tenants, consultants, contractors, suppliers, and project stakeholders to resolve RFIs, manage design revisions, and secure statutory approvals, NOCs, and mall/building management clearances. This includes reviewing tenant design submissions, shop drawings, material specifications and fit-out proposals, and coordinating closely with mall operations to ensure compliance with approved requirements and RDD standards.

Site Monitoring and Quality Control

The role requires conducting regular site inspections and monitoring fit-out works to ensure quality and compliance with approved drawings, specifications, and engineering standards. The Fit-Out Manager evaluates materials, finishes, construction methodologies, and site conditions to ensure compliance, durability, constructability, and alignment with project requirements, coordinating architectural works with MEP and other disciplines as needed. Technical observations, non-conformances, and corrective actions are tracked and followed through to resolution, along with oversight of technical inspections, testing coordination, and project handover to ensure completed works meet approved design intent and operational requirements.

Cost, Schedule, and Compliance Management

The Fit-Out Manager supports cost optimization and value engineering through BOQ reviews, specification assessments, and design variation control, while mitigating technical and commercial risks. This includes managing design deliverables, submission schedules, quality compliance, and technical interfaces to ensure timely execution in accordance with contractual obligations and project standards, as well as supporting enforcement of the mall's RDD/fit-out requirements and technical specifications.

Leadership and Stakeholder Management

The Fit-Out Manager leads the fit-out department within the property, managing the fit-out team and maintaining professional, effective communication with tenants, consultants, contractors, and key stakeholders. The role includes preparing technical and progress reports, following up on work progress with management, and ensuring strong interfacing and relationship management with clients, tenants, and government entities.

Required Qualifications and Experience

Academic Qualifications

A Bachelor's degree in Architecture, MEP (Mechanical/Electrical Engineering), Interior Design, or a related technical discipline is mandatory. Candidates with complementary knowledge across both architectural and MEP disciplines are strongly preferred given the dual technical scope of this role.

Professional Experience

A minimum of 5 years of relevant experience in interior fit-out design, technical coordination, RDD, or MEP/architectural supervision or project coordination is required, preferably within a fit-out contractor, design-and-build, or mall/retail environment. Experience must include retail, shopping malls, F&B, or commercial projects, with proven experience managing fit-out design packages from concept development through technical documentation and site implementation. Demonstrated schedule recovery cases, authority/landlord approval experience, and vendor management are highly valued.

Technical Skills

Candidates should be fluent in reading and marking up interior design, architectural, MEP, and joinery drawings, with spec governance experience including spec books, spec sections, and submittal workflows. Proficiency in AutoCAD is required, along with familiarity with MS Project/Primavera, SketchUp, Bluebeam, InDesign, or similar tools. A strong understanding of RDD standards, Egypt fit-out approval procedures, authority requirements, and building management guidelines is essential, along with the ability to review and resolve technical conflicts across architectural and MEP scopes.

Personal Skills

The role requires strong communication, coordination, and stakeholder-management skills, with an effective and consistent site presence to provide direct on-site supervision across trades. Strong leadership and team management capabilities are essential, including performance evaluation and identification of training needs, along with excellent organizational and follow-up skills and the ability to work within a multidisciplinary team.

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
