岗位概述

负责园区自有物业的租赁业务全流程管理，包括协助客户接待，带看，洽谈，合同签订存档，以及负责后期租户运营服务，并作为租户服务的一线接口，协调解决日常运营需求，提升租户满意度和园区出租率。

岗位职责

一、租赁业务（前端）

1. 协助园区招租工作，与多家代理公司合作，通过线上线下多渠道拓展客户资源，完成出租目标； 2. 接待客户咨询，了解客户需求，提供专业的租赁方案建议，安排房源带看并组织商务洽谈； 3. 协助租赁合同的起草、审核及签订流程，确保条款合规，跟进租金收缴及台账登记； 4. 管理代理公司，开展市场调研，进行需求分析，为租赁策略调整提供数据支撑； 5. 维护与代理，中介渠道、企业客户等的合作关系。

二、运营与客户服务（后端）

1. 作为租户服务的一线接口，及时响应并跟进租户的日常咨询、报修、投诉等服务需求； 2. 协调园区设施管理工程、安保、保洁等内部团队，跟进租户区域的维修、保养等工作落实；如客户需要设施管理服务，负责商务对接，合同签署以及内部资源协调。 3. 负责租户入驻直到退租的全流程对接，包括入驻手续办理、房屋交接、界面划分，退租验收、押金结算等； 4. 定期走访租户，收集服务反馈，维护良好客户关系，提升续租率； 5. 负责租金、物业管理费及其他费用的催缴工作，确保资金回款率； 6. 建立并维护租赁合同台账、客户档案，确保资料完整可追溯。

三、其他

1. 完成上级交办的其他招商租赁及运营相关工作任务。

能力： · 具备良好的市场洞察力和业务拓展能力，能精准捕捉客户需求； · 拥有优秀的沟通表达与商务谈判能力，能够独立完成客户洽谈与签约； · 具备较强的客户服务意识，善于处理客户投诉与突发事件；

· 对园区运营设施相关系统有基础的了解，能够为客户针对设施设备的问题咨询提供解答和建议，支持客户选址的可行性分析； · 熟练使用Office办公软件，擅长数据统计、台账及文档管理、了解基本的租赁相关财务操作；

·工作严谨细致、有责任心，具备团队合作精神，能在快节奏环境中保持高效工作；

· 具备基础英语沟通能力者优先（外企工作环境）。
