1. Составляет акты осмотра зданий (строений, помещений). 2. Готовит отчеты об условиях эксплуатации зданий (строений, помещений) и передает отчеты руководству организации. 3. Осуществляет контроль исполнения планов текущих и капитальных ремонтов зданий (строений, помещений), систем электро-, тепло-, водоснабжения, воздухопроводов и других сооружений. 4. Выявляет потребность в ремонте и составляет отчеты с указанием оснований ремонта (в соответствии с планом, в связи с аварией, неисправностью оборудования, пр.). 5. Организует проведение ремонта зданий (строений, помещений), осуществляет контроль качества выполнения ремонтных работ. 6. Принимает в установленном порядке результаты ремонтных и строительных работ. 7. Участвует в комиссионных осмотрах зданий (строений, помещений), освидетельствовании и определении качества ремонтных работ. 8. Выявляет нарушения в эксплуатации и ремонте зданий (строений, помещений) и принимает меры к их устранению. 9. Анализирует обнаруженные при эксплуатации зданий (строений, помещений) неисправности, принимает меры к их предупреждению и ликвидации. 10. Организует срочное выполнение аварийных и неотложных работ. 11. Организует оформление необходимых документов для заключения договоров на оказание услуг. 12. Принимает участие в разработке годовых планов капитальных и текущих ремонтов учреждения.
