Вакансия компании ООО УК "СВЕТЛЫЙ КВАРТАЛ" - Обязанности: - Организация работ: умение планировать планово‑предупредительные ремонты оборудования, контролировать сроки и качество работ подрядчиков и штатных специалистов. - Подготовка МКД к отопительному периоду (промывка, опрессовка). - Взаимодействие с представителями тепловых сетей. - Работа с документацией: ведение дефектных ведомостей, актов выполненных работ, заявок, паспортов оборудования, подготовка отчётности для надзорных и ресурсоснабжающих организаций. - Техническая экспертиза: понимание схем водоснабжения, канализации, отопления МКД, разбираться в арматуре, насосах, теплообменниках, узлах учёта. - Управление персоналом: распределение задач между слесарями, сантехниками, контроль выполнения поставленных задач, наставничество. - Аварийная работа: организация работы дежурных сантехников, принятие решений в условиях ограниченного времени, взаимодействие с диспетчерами и смежными службами. Требования: - Образование: высшее техническое (теплоэнергетическое, водоснабжение и водоотведение и т. п.) либо среднее профессиональное профильное — при наличии стажа в ЖКХ/эксплуатации зданий. - Опыт работы: не менее 2 лет на инженерно‑технических должностях в сфере эксплуатации инженерных систем зданий (водоснабжение, канализация, отопление). - Желательно опыт именно в управляющих компаниях, ТСЖ, ресурсоснабжающих или эксплуатационных организациях. - Ответственность, стрессоустойчивость, умение работать в режиме многозадачности. - Навыки деловой коммуникации: взаимодействие с жителями, УК, ТСЖ, ресурсоснабжающими и надзорными организациями- теплоснабжающая компания. - Готовность к осмотрам подвалов, тех. этажей, ИТП. - Владение ПК: офисные программы, системы электронного документооборота. Было бы не плохо: - Наличие действующих удостоверения по эксплуатации ТЭУ. - Опыт прохождения проверок жилищной инспекции. Практические знания по системам: - Устройство и эксплуатация внутридомовых инженерных сетей (ХВС, ГВС, канализация, отопление). - Работа с запорно‑регулирующей арматурой, насосным оборудованием, теплообменными установками. - Понимание принципов работы узлов учёта тепловой энергии, ИТП, элеваторных узлов. - Знание типовых неисправностей и методов их устранения, подбор материалов и комплектующих. Условия: - Официальное трудоустройство. - Оплата ГСМ. - Дружный коллектив.
