обеспечивает бесперебойную работу оборудования и устройств в жилых домах, надлежащее содержание элементов внешнего благоустройства, соблюдение санитарно технических и противопожарных правил. Обеспечивает рабочих необходимыми материалами, контролирует их экономное расходование, устраняет причины нарушения хода производства работ. Обеспечивает и осуществляет ежедневный контроль за соблюдением рабочими производственной и трудовой дисциплины, строгое выполнение ими правил и норм по охране труда, техники безопасности и производственной санитарии, противопожарной безопасности. Контролирует выполнения ремонтных работ по заявкам жильцов. Проводит профилактический осмотр квартир и зданий Составляет сметы текущего ремонта зданий, акты на повреждение имущества собственников и нанимателей жилых помещений по независимым на то причинам. Производит все виды производственных инструктажей рабочих. Своевременно подготавливает производство, выдаёт наряд-задание рабочим на производство работ, контролирует соблюдение технологических процессов, оперативно выявляет и устраняет причины их нарушения, проверяет качество выполняемых работ. Содействует развитию совмещения профессий, расширению зон обслуживания, организует работу по повышению квалификации и профессионального мастерства рабочих и бригадиров, принимает участие в тарификации работ и присвоении квалификационных разрядов рабочим участка. Представляет предложения о поощрении отличившихся рабочих участка или привлечения к дисциплинарной ответственности за нарушения производственной и трудовой дисциплины, применения при необходимости мер материального воздействия, проводит воспитательную работу в коллективе.
