Обязанности: Координация и руководство строительными проектами от этапа планирования (вид работ, сроки, стоимость работ) до сдачи в эксплуатацию; Организация процессов строительства, в соответствии с условиями заключенных Договоров, включая работу с подрядными организациями и взаимодействие с заказчиком; Поиск и подбор подрядных организаций, персонала и рабочих бригад; Участие в заключении договоров с Заказчиками и Подрядчиками. Анализ договоров, совместно с юридическим отделом; Контроль качества и стоимости выполненных работ, сроков исполнения работ; Приёмка и выполнение работ согласно нормативным документам (СНИП, ГОСТ, СП и др.); Закупка материалов, взаимодействие с отделом снабжения; Бюджетирование проекта. Анализ проектно-сметной и рабочей документации. Составление смет. Участие в тендере. Разработка и контроль бюджетов проектов, управление финансовой составляющей проекта; Введение, контроль и анализ проектно-сметной документации, включая рабочую и исполнительную документацию. Взаимодействие с инженерами ПТО, отделом проектирования, дизайнерами, архитекторами; Контроль качества и стоимости выполняемых работ и сроков исполнения; Составление календарно-сетевых графиков; Управление работой подчиненных подразделений. Оперативное планирование, координация, организация и проведение строительного контроля в процессе строительства объектов капитального строительства. Требования к кандидату: Опыт работы в строительстве от 7 лет; Высшее образование (строительное/техническое/экономическое/юридическое); Понимание этапов строительства, материалов, оборудования и технологий.; Умение работать с чертежами, схемами, спецификациями, нормативной документацией (СНиП, ГОСТ, СП); Понимание нормативных актов, регулирующих строительную деятельность; Опыт ведения и составления производственной и отчетной документации; Развитые навыки деловой переписки, аргументации и подготовки управленческой отчетности; Навыки составления смет, бюджетов проектов, контроля расходов и финансовой отчётности; Навыки ведения переговоров, составления и анализа договоров; Умение выбирать, контролировать и взаимодействовать с подрядчиками; Знание требований по охране труда и контроль их соблюдения на стройплощадке. Личные качества кандидата: Работоспособность; Самодисциплина; Самостоятельность; Ответственность. Готовность брать на себя ответственность за результат проекта, принимать решения; Коммуникативные навыки; Грамотная речь; Пунктуальность. Условия работы: Официальное трудоустройство; Конкурентный уровень дохода (фиксированный от 150 тыс. руб. + % от прибыли по проектам).
