Koramic Real Estate, deel van Koramic Investments, is een toonaangevende vastgoedinvesteerder en -ontwikkelaar gespecialiseerd in bedrijfs- en residentiële projecten. Met de hoofzetel in Kortrijk en een team van een 65-tal professionals in binnen- en buitenland, is Koramic Real Estate met de business units Development (gericht op residentiële projectontwikkeling) en Invest (actief in de uitbouw en het actieve beheer van een vastgoedpatrimonium gericht op langetermijnverhuur) actief in België, Polen en Roemenië.

De Business Unit Invest telt vandaag meer dan 50 gebouwen (vnl. industrieel en commercieel vastgoed). Om de sterke groei en de verdere ambitie van Koramic Real Estate te versterken en de portefeuille duurzaam uit te breiden, zijn we voor de Business Unit Invest op zoek naar een Finance Manager.

Jobomschrijving

Als Finance Manager Invest neem je een solide financiële rol op binnen de business unit Invest. Je combineert financieel & business inzicht met een uitgesproken hands-on aanpak en denkt actief mee over marktontwikkelingen, groeikansen en de verdere uitbouw van de vastgoedportefeuille.

  • Je begrijpt wat de business drijft, denkt pragmatisch mee en helpt financiële en commerciële prioriteiten met elkaar te verbinden.
  • Onder leiding van de CFO ben je verantwoordelijk voor de financiële planning, budgettering, forecasting, controlling, cashflowsturing en rendementsanalyses voor Invest. Je vertaalt financiële doelstellingen naar concrete acties en creëert het draagvlak om die samen met de betrokken teams te realiseren.
  • Je ontwikkelt de strategische en managementrapportering van Invest verder tot een toekomstgericht stuurinstrument voor KRE. Je verkent en benut innovatieve, AI-gedreven toepassingen om inzichten, scenarioanalyses, datakwaliteit en besluitvorming te versterken.
  • Je monitort de prestaties van de portefeuille en volgt onder meer huurinkomsten, indexaties, openstaande vorderingen, operationele kosten, capex, onderhouds- en renovatiebudgetten en relevante KPI’s op, en draagt groeivoorstellen aan. Je staat in voor de waardering van de panden en de actualisering ervan.
  • Ter ondersteuning van de CFO kan je projectmatig ingeschakeld worden in verschillende fasen van M&A- en investeringsprojecten, waaronder financiële modellering, businesscases, due diligence, financiering, besluitvorming en integratie. Een snelle en hands-on aanpak staat hier voorop.
  • Je beschikt over een masterdiploma in een financiële of economische richting en hebt minimaal 10 jaar relevante ervaring in finance, business partnering, investeringen, controlling of financiële analyse.
  • Je hebt ruime ervaring met financiële planning, budgettering, forecasting, rendementsanalyses, financiële modellering, managementrapportering en controlling.
  • Ervaring in vastgoed is geen vereiste maar wel een sterke troef. Wel heb je een oprechte interesse in investeringsvastgoed en de ambitie om je de portefeuille en assets inhoudelijk eigen te maken.
  • Je hebt affiniteit met data, digitalisering en het ontwerpen of optimaliseren van innovatieve strategische rapportering. Je ziet de mogelijkheden van AI en weet die pragmatisch te vertalen naar betere inzichten en processen.
  • Je bent positief, flexibel en constructief. Je neemt ownership op, werkt verbindend samen, communiceert zeer open en transparant en bent in staat mensen mee te krijgen in duidelijke financiële doelstellingen en concrete acties.
  • Je schakelt snel tussen strategie en uitvoering, behoudt overzicht in een dynamische omgeving en pakt operationele vraagstukken zelf vast.
  • Je treedt zelfverzekerd en representatief op en kan Koramic Real Estate extern met overtuiging en flair vertegenwoordigen.
  • Je communiceert vloeiend in het Nederlands en hebt een goede professionele kennis van het Engels en Frans.
