JOB DESCRIPTION ROLE: FACILITY MANAGER We are ok to explore candidates without exact Facility Management role but coming from retail or store management experience as well. As long as the candidate is willing to learn & deliver the expectations. Employment type - Full time Field job OFFICE HOURS Monday to Friday @ 8:00 AM to 6:00 PM - Saturday half day. No of days working in a week - 5.5 days Week-off - Sunday Work from home - Not available CRITERIA Location - Deployment to Kots Properties will only be done after the candidate clears the probation period. Therefore, the distance between the candidate's residence location, to the cluster should be practical for thier travel. Bike is mandatory as the property operations team are required to handle multiple sites within their cluster. Skill 1 - Ability to manage the ground staff like housekeeping, security guard, electricians & plumbers Skill 2 - Ability to handle customer queries like repair and maintenance, Check-IN , Check-OUT etc.. Skill 3 - Building maintenance Age Criteria = 32 years max Gender Criteria = Only Male We are seeking a Facility Manager with to facilitate the day-to-day operations and maintenance of our properties by co-ordinating with the ground staff .He will play a crucial role in ensuring our properties are well-maintained, safe, and efficient. KEY RESPONSIBILITIES Property Accountability : - Ensure property safety, compliance, and upkeep by supervising maintenance, inspections, and timely repairs. - Manage on-site staff and address tenant concerns professionally. - Maintain accurate records of maintenance, visitors, staff, and incidents. - Safeguard company assets and report any misuse, financial irregularities, or compliance issues to Kots management. Property Maintenance : - Flat Readiness: Oversee post-checkout tasks like cleaning, painting, and repairs. Document with photos/videos. - Preventive/Reactive Maintenance: Execute scheduled activities (e.g. water tank cleaning, plant care, DG/GYM/LIFT AMC servicing). Resolve tenant and staff complaints related to common areas and building issues. - Inventory & Registries: Maintain accurate stock and logs for attendance, visitors, deliveries, and utilities. Tenant Relations : Check-IN/OUT: Handle flat handovers, inspections, and formalities. Address tenant service requests and build strong tenant relations. QUALIFICATIONS & SKILLS 5 to 7 years in facilities/property management, preferably residential. Must independently manage ground staff and handle tenant queries independently. Should be able to travel across assigned properties. JOB SCHEDULE Employment type : Full Time Field work. Monday to Friday 8:00 AM to 6:00 PM & Saturday half day. Job role - Facility Manager Annually 1. Total Salary ₹615,000 1.a - Fixed Salary ₹525,000 1.b - Variable Pay component - based on performance ( quarterly payout ) ₹90,000 2. Transport Allowance yearly ₹36,000 3. Annual Bonus (up to 3% based on company performance) ₹15,750 4. Medical Insurance ( Non- Reimburseable ) ₹9,800 5. Employer PF Contribution ₹21,600 6. Gratuity ₹12,626 Total Package ₹7,10,776 Monthly Deduction on Fixed Salary INR per month Employee PF contribution ₹1,800 Professional Tax ₹200 Group Insurance & TDS as per norms Note :- a Variable pay if applicable, is paid out Quarterly based on employee performance. b Not eligible for variable pay or bonus during probation period.
