Sobre a Vaga

Estamos em busca de um(a) Coordenador(a) de Obras Corporativas (Fit-out) para liderar a implantação dos novos espaços corporativos da Loovi, para atuação presencial em Belo Horizonte/MG.

Com a expansão acelerada da empresa, você vai transformar lajes comerciais vazias em ambientes de trabalho prontos para operação, conduzindo mais de uma obra ao mesmo tempo. Terá autonomia para planejar a execução de cada obra, contratar e gerir fornecedores e liderar a equipe de campo, com reporte direto à diretoria.

Responsabilidades:

  • Planejar a execução de cada obra de implantação de andares corporativos, com cronogramas físico-financeiros, etapas, caminho crítico e marcos;
  • Conduzir obras simultâneas, organizando a agenda de visitas, os controles diários por obra e a distribuição de prioridades;
  • Liderar o encarregado operacional e coordenar empreiteiros e prestadores (pedreiros, eletricistas, bombeiros hidráulicos e instaladores);
  • Supervisionar a execução de piso elevado, divisórias, forros, revestimentos, marcenaria, mobiliário, iluminação e acabamentos;
  • Coordenar as instalações elétricas, hidráulicas, de climatização, cabeamento estruturado e TI, prevenção e combate a incêndio e controle de acesso, integrando fornecedores especializados e áreas internas;
  • Realizar levantamentos quantitativos, cotações e negociações, buscando o melhor custo-benefício sem comprometer qualidade ou segurança;
  • Contratar e gerir fornecedores dentro das alçadas aprovadas, acompanhando medições, entregas e liberação de pagamentos;
  • Controlar orçamento aprovado, contratado e realizado, com previsão de custo final e gestão de desvios;
  • Garantir o cumprimento dos projetos, das normas de segurança e das regras do condomínio, em conjunto com os responsáveis técnicos;
  • Coordenar testes, correção de pendências e entrega dos ambientes prontos para ocupação;
  • Reportar semanalmente à diretoria o avanço, os custos, os riscos e a previsão de entrega de cada obra.

Requisitos:

  • Experiência mínima de 6 anos em obras e gestão da execução, incluindo implantação ou reforma de escritórios corporativos;
  • Vivência na liderança de encarregados, empreiteiros e equipes multidisciplinares;
  • Conhecimento prático de obras civis, instalações elétricas e hidráulicas, climatização, infraestrutura de TI, sistemas de segurança, mobiliário e acabamentos corporativos;
  • Capacidade de interpretar projetos técnicos, elaborar orçamentos e controlar cronogramas;
  • Domínio de Excel e de MS Project ou ferramenta de planejamento equivalente;
  • Conhecimento de normas técnicas, segurança do trabalho e procedimentos de obras em edifícios comerciais;
  • Disponibilidade para atuação presencial e acompanhamento diário das obras em Belo Horizonte/MG.

Será Considerado Diferencial:

  • Experiência na condução de duas ou mais obras simultâneas, incluindo rollout de agências, lojas ou unidades;
  • Implantação completa de lajes comerciais (fit-out), da preparação do espaço à entrega para operação;
  • Vivência em edifícios corporativos de alto padrão e em obras com operações empresariais em funcionamento;
  • Experiência com obras de prazo reduzido, orçamento enxuto e múltiplos fornecedores;
  • Conhecimento de AutoCAD, BIM ou ferramentas similares de leitura e coordenação de projetos.
