The posting

Some people manage lease-ups. You own them. You know the numbers cold, you build sales teams people want to be on, and you're a master of planning the next launch while stabilizing the lease-up in front of you.

Are you a sales-driven leader who thrives on building high-performing teams, launching incredible new communities, and finding the next big idea that moves the needle?

At LV Collective, we don't just develop properties—we create extraordinary living experiences and build brands that make a lasting impression. We're looking for a dynamic, forward-thinking Director of New Development to plan ahead for our development pipeline and lead the sales strategy, lease-up execution, and market launches of our newest student housing communities across the country.

This isn't a role for someone who simply manages from the sidelines. We want a leader who's in the trenches, knows the numbers, understands the customer, and is constantly thinking three steps ahead. You'll own the leasing performance of our new developments, cultivate some of the best sales talent in the industry, and partner with our marketing and operations teams to create unforgettable first impressions in every market we enter.

You'll combine big-picture vision with relentless execution—developing innovative sales strategies, refining our approach to revenue management, and ensuring every community is positioned to exceed expectations.

If you have a passion for sales, a knack for developing people, a deep understanding of student housing, and a serious case of GSD (Get Stuff Done), we want to meet you.

The Perfect Fit

Essentially, the perfect fit for this role would be as follows:

  • You're a sales powerhouse. You love the art and science of selling, know how to inspire others to close, and have a track record of delivering exceptional leasing results.
  • You're always three steps ahead. You're constantly asking, "What's next?" and looking for creative ways to accelerate leasing velocity, outpace competitors, and elevate performance.
  • You're a coach at heart. You get just as much satisfaction from developing a rockstar salesperson as you do from exceeding a leasing goal.
  • You know the details. You can confidently walk into a meeting with executives or investors and speak to lead flow, conversion rates, pricing, customer feedback, and exactly what your team is doing to drive results.
  • You're equal parts visionary and executor. You can develop an ambitious strategy and roll up your sleeves to make it happen.
  • You think like a marketer and sell like a closer. You understand how to generate excitement, create demand, and turn an incredible first impression into a signed lease.
  • You have a serious case of GSD. You're proactive, resourceful, competitive, and energized by a fast-paced environment where no two days look the same.

Job Responsibilities

New Development Strategy & Lease-Up Performance

  • Own the Lease-Up: Lead the leasing strategy and execution for LV Collective's new development communities, from pre-leasing preparation through initial stabilization, driving leasing velocity, revenue performance, and occupancy goals.
  • Stay Ahead of the Game: Develop proactive, forward-thinking strategies that anticipate market shifts, competitive pressures, and customer behavior rather than simply reacting to them.
  • Know Every Number: Maintain an in-depth understanding of each community's leasing performance, including lead generation, traffic, conversion rates, pricing, availability, leasing velocity, and competitive positioning.
  • Drive Results: Establish clear sales goals, performance benchmarks, and accountability measures for each community, identifying opportunities to accelerate leasing and improve team effectiveness.
  • Build Winning Strategies: Develop and execute property-specific leasing plans, promotional strategies, and creative sales initiatives that differentiate LV Collective communities in competitive markets.
  • Solve Problems Before They Grow: Identify performance gaps early and quickly implement actionable solutions to overcome objections, improve conversion, and maintain momentum.
  • Bring the Next Big Idea: Continuously challenge existing processes, introduce innovative sales techniques, and identify new tools, technologies, and experiences that can elevate performance across the portfolio.

Sales Leadership, Training & Talent Development

  • Build the Best Sales Teams in the Industry: Lead the recruitment, selection, onboarding, and development of high-performing leasing talent, with a particular focus on attracting exceptional college students for part-time leasing positions in each market.
  • Lead Your Leaders: Directly manage and develop the National Salesperson and Manager of New Development, establishing clear priorities, accountability, and professional growth opportunities.
  • Elevate the Sales Playbook: Reinforce LV Collective's foundational sales principles while continually refining training programs, processes, and strategies to create a best-in-class sales organization.
  • Coach to Win: Create a culture of ongoing sales training, role-playing, coaching, and performance feedback that empowers every team member to become a confident, knowledgeable, and highly effective salesperson.
  • Create a Sales Culture: Foster an energetic, competitive, collaborative, and results-oriented environment where teams celebrate wins, learn from challenges, and take pride in delivering exceptional experiences.
  • Develop Future Leaders: Identify high-potential team members and create opportunities for growth, leadership development, and long-term career advancement.
  • Stay Close to the Action: Regularly engage with onsite teams, observe leasing interactions, review sales performance, and provide hands-on coaching to ensure sales standards are consistently executed.

Go-to-Market Strategy & Brand Launches

  • Make a Big First Impression: Partner closely with LV Collective's marketing team to develop bold, creative go-to-market strategies that generate excitement, build brand awareness, and position each new development as a standout community in its market.
  • Create Market Buzz: Collaborate on launch campaigns, grassroots marketing initiatives, partnerships, events, and innovative activations that connect with the target demographic and drive qualified traffic.
  • Own the Sales Launch Strategy: Establish leasing timelines, sales goals, staffing plans, training schedules, launch budgets, initial pricing and revenue management strategy, and operational readiness milestones to ensure every community is prepared for a successful launch.
  • Know the Customer: Develop a deep understanding of each market's student population, competitive landscape, customer preferences, and leasing decision drivers, and partner with marketing to define the resident personas and target audiences that guide each launch.
  • Connect Marketing to Sales: Work with marketing leadership to evaluate lead quality, campaign effectiveness, prospect engagement, and conversion performance, ensuring marketing investments translate into leasing results.
  • Deliver an Exceptional First Experience: Help shape the prospective resident journey, from initial brand discovery and first inquiry through touring, follow-up, application, and lease signing.

Revenue Management & Competitive Strategy

  • Maximize Revenue Opportunities: Partner with asset management and operations leadership to evaluate rental rates, concessions, leasing velocity, and revenue opportunities across new development communities.
  • Think Strategically About Pricing: Analyze market conditions, competitive supply, floor plan demand, availability, and customer feedback to recommend proactive pricing and leasing strategies.
  • Develop Creative Proposals: Present thoughtful, data-driven recommendations for pricing adjustments, sales incentives, promotions, and other initiatives designed to improve leasing performance and maximize revenue.
  • Understand the Product: Work closely with the Manager of New Development and cross-functional teams to review floor plans, unit mix, pricing structures, leasing materials, and property-specific selling points.
  • Stay Ahead of Competitors: Continuously monitor competitive developments, market leasing trends, new supply, and emerging sales strategies to keep LV Collective ahead of the curve.
  • Balance Velocity and Value: Make recommendations that support aggressive leasing goals while protecting long-term revenue performance and the property's overall positioning.

Pipeline Planning, Development Readiness & Cross-Functional Collaboration

  • Set Teams Up for Success: Oversee the development and implementation of sales resources, property information, training materials, leasing processes, and systems required for successful community launches.
  • Lead Through Collaboration: Work closely with marketing, development, construction, operations, and asset management teams to align launch priorities, timelines, and performance expectations.
  • Plan the Pipeline: Keep a working view of the full development pipeline, from communities opening this year to projects one to two years out and beyond, so staffing, training, budgets, and launch plans are in place well before each opening.
  • Lead Leasing Office Strategy: Partner with the site selection team on each community's leasing office location based on visibility, foot traffic, proximity to campus, and pre-leasing timing, then partner with construction and interior design to deliver it on schedule with leasing input built into the layout, finishes, and tour path.
  • Optimize the Floor Plan Lineup: Review existing floor plans with the Manager of New Development and build the strategy for consolidation and rate setting, using leasing data, competitive pricing, and customer feedback to create a lineup that's simple to market and price.
  • Scout Future Markets: Join the investments team on market visits for future projects, sizing up the student population, competitive supply, and leasing conditions to inform underwriting and launch planning.
  • Anticipate What's Next: Identify potential launch challenges, resource needs, and operational gaps before they impact leasing performance.
  • Create Consistency Without Losing Creativity: Establish scalable processes and best practices while allowing each community to execute strategies tailored to its unique market and customer base.

Reporting, Communication & Executive Partnership

  • Be the Expert in the Room: Serve as the go-to resource for new development leasing performance, confidently communicating strategy, results, opportunities, and challenges to LV Collective leadership and investment partners.
  • Tell the Story Behind the Numbers: Translate leasing data, customer feedback, competitive intelligence, and onsite observations into clear, actionable insights.
  • Keep Leadership Informed: Provide regular updates on leasing velocity, lead flow, conversion trends, pricing recommendations, marketing effectiveness, and progress toward lease-up goals.
  • Bring Solutions, Not Just Problems: Proactively identify opportunities and present well-developed recommendations supported by data, market knowledge, and firsthand feedback.
  • Stay Connected to the Customer: Maintain a pulse on what prospects are saying, what objections they're raising, why they're choosing competitors, and how LV Collective can continually improve.
  • Drive Accountability: Establish consistent communication and reporting expectations across teams to ensure priorities remain aligned and results are measurable.

  • Which posting, which company, which city
  • Who got the interview, and who heard nothing
