LV Collective, an Austin-based real estate development company, is looking for a dependable, hardworking Grounds Technician to help maintain the Rainey Street District and keep one of Austin's most vibrant neighborhoods looking its best.

In this hands-on role, you'll play an important part in creating a clean, welcoming, and well-maintained environment for residents, businesses, and visitors. From keeping sidewalks spotless to maintaining alleyways and addressing day-to-day needs, you'll be someone our team can count on to take ownership, solve problems, and make a difference.

We're looking for a self-starter with a positive attitude, a serious case of GSD (Get Stuff Done), and a willingness to roll up their sleeves and tackle whatever the day brings.

Job Responsibilities

Grounds & Exterior Maintenance

  • Maintain clean, welcoming sidewalks, storefront entrances, walkways, and shared outdoor spaces throughout the Rainey Street District.
  • Walk assigned areas regularly to remove litter, debris, and trash, ensuring the district looks its best throughout the day.
  • Keep alleyways, loading docks, and service areas clean, organized, and accessible for businesses, deliveries, and service vehicles.
  • Pressure wash sidewalks, walkways, alleyways, loading areas, and other exterior surfaces as needed.
  • Remove graffiti, stickers, unauthorized signage, and other visual nuisances using approved cleaning methods.
  • Monitor trash collection areas and dumpsters, addressing overflowing waste, spills, and debris.
  • Assist with general exterior upkeep, including light landscaping cleanup, leaf removal, and maintaining overall curb appeal.

Daily Operations & Coordination

  • Monitor loading and delivery activity, proactively communicating with drivers and vendors to help keep access points clear and operations running smoothly.
  • Build positive working relationships with neighboring businesses, vendors, and service providers, addressing concerns professionally and communicating updates to the Paseo Building Engineer.
  • Identify and report maintenance issues, damaged surfaces, lighting concerns, safety hazards, and other areas needing attention.
  • Respond to additional cleaning and maintenance needs during high-traffic periods, special events, and after inclement weather.
  • Take initiative to identify opportunities to improve the appearance, cleanliness, and overall experience of the district.

Equipment & Safety

  • Maintain cleaning supplies, tools, and equipment, ensuring everything is organized, properly stored, and in safe working condition.
  • Safely operate pressure washers and other cleaning equipment following proper procedures.
  • Participate in safety meetings and follow applicable OSHA guidelines and workplace safety procedures.
  • Maintain awareness of surroundings and proactively address or report potential safety concerns.

Other

  • Assist with other duties and special projects as assigned.
  • Ability to work late or on weekends may be required.

Requirements

Education & Experience

  • No prior experience required! We're happy to train the right person with a great attitude and strong work ethic.
  • Ability to perform physically demanding tasks, work outdoors in varying weather conditions, and lift up to 50 lbs with assistance.
  • Ability to safely operate cleaning equipment, including pressure washers, or willingness to learn.
  • Availability to work early mornings, weekends, or adjusted schedules as needed.

Bonus Points If...

  • You have previous experience in groundskeeping, janitorial services, property maintenance, or a similar hands-on role.
  • You're familiar with operating pressure washers or other commercial cleaning equipment.
  • You've worked in a busy urban, mixed-use, hospitality, or commercial property environment.
  • You have experience communicating with vendors, contractors, or delivery personnel.
