Job Description

Il Regional Property Management Specialist è responsabile del supporto e dello sviluppo della rete di negozi diretti (DOS) di Max Mara Fashion Group in Italia e in Europa a supporto dei marchi del gruppo. Le responsabilità principali del ruolo sono:

1.01 Condurre attività di scouting commerciale sul mercato per identificare location retail strategiche nelle principali vie High Street dei centri storici europei, in linea con le direttive strategiche di gruppo.

1.02 Sviluppare, mantenere e gestire relazioni continue con broker immobiliari, landlord e partner esterni.

1.03 Elaborare business plan di fattibilità e proiezioni di conto economico di negozio in collaborazione con la Direzione Retail e il Controllo di Gestione, garantendo la sostenibilità finanziaria e il rispetto delle incidenze dei canoni di locazione.

1.04 Presentare le proposte di nuova apertura agli organi di governance aziendali e agli azionisti per l'approvazione finale.

1.05 Gestire direttamente la trattativa e la negoziazione dei contratti di locazione commerciale in Italia (con il supporto di consulenti legali esterni) e nei mercati europei (in collaborazione con il dipartimento legale interno e i legali locali).

1.06 Lavorare in stretta sinergia con i Country Manager e gli Area Manager europei per allineare lo sviluppo della rete retail e le esigenze operative.

1.07 Gestire in modo efficiente ed equo le micro-attività quotidiane, i rinnovi contrattuali e le trattative commerciali in tempi rapidi.

1.08 Promuovere lo sviluppo dell'apprendimento di ruolo attraverso attività proactive, di team e interfunzionali.

1.09 Promuovere e sviluppare l'utilizzo di competenze negoziali e di analisi finanziaria sia nella gestione dei processi sia nelle relazioni con gli interlocutori interni ed esterni coinvolti nel business.

1.10 Adottare comportamenti significativi e promuovere azioni operative/culturali per lo Sviluppo Sostenibile, inteso come interconnessione di pratiche orientate alla Cura dell'Ambiente, dei Processi Aziendali e della Comunità Organizzativa.

Qualifications

Requisiti:

  • Titolo di Studio: Laurea Triennale o Magistrale in Economia, Finanza, o discipline affini.
  • Esperienza: 2-4 anni di esperienza maturati nel Real Estate, Property Management, Revisione Contabile (es. Big Four), Consulenza o nello Sviluppo Rete Retail (settore Fashion/Luxury, Grande Distribuzione o Retail Diretto).
  • Competenze Economiche e Legali: Forte attitudine numerica, capacità di lettura e analisi del conto economico di negozio e comprensione dei contratti di locazione commerciale.
  • Competenze Linguistiche: Ottima conoscenza della lingua inglese (livello minimo high B2). La conoscenza di una seconda lingua europea (Francese o Tedesco) costituisce un importante plus.
  • Soft Skills e Valori: Eccellenti capacità relazionali e negoziali unite ad un'elevata integrità morale, lealtà, riservatezza e disponibilità a trasferte.

Additional Information

La fascia di Retribuzione Annua Lorda (RAL) prevista per la posizione è compresa tra € 28.000 e € 35.000, inquadrata secondo i contratti diversi CDIV, Industria. La retribuzione specifica sarà definita sulla base di competenze, esperienza, qualifiche e criteri di equità interna neutri sotto il profilo di genere.
