The incumbent serves as the key architectural lead between clients, consultants, subcontractors, suppliers, and internal project teams, driving design coordination, technical resolution, construction execution, quality management, authority compliance, and successful project delivery.

Key Roles and Responsibilities

Design Management & Coordination

  • Lead the review and coordination of architectural drawings, specifications, shop drawings, material submissions, samples, mock-ups, and technical submissions.
  • Coordinate interfaces between architectural, structural, civil, M&E, BIM, and specialist trades to ensure an integrated and buildable design solution.
  • Identify and resolve design discrepancies, interface clashes, constructability issues, and incomplete details.
  • Lead architectural coordination meetings and manage technical resolutions with consultants and project stakeholders.
  • Evaluate and recommend value engineering proposals and alternative construction solutions while maintaining design intent, safety, quality, functionality, and regulatory compliance.

Project Planning & Construction Execution

  • Develop, coordinate, and monitor architectural work programmes in alignment with the overall construction schedule.
  • Plan and manage the sequencing of architectural works and interfaces with preceding and succeeding trades.
  • Monitor site progress, manpower resources, material availability, and subcontractor performance to ensure timely project delivery.
  • Provide technical leadership and guidance to site teams to ensure works are executed in accordance with approved drawings, specifications, and method statements.
  • Identify project risks and implement mitigation or recovery measures to maintain project milestones and completion targets.
  • Oversee architectural subcontractors and suppliers to ensure compliance with project requirements and handover objectives.

Quality Management

  • Establish and implement quality assurance and quality control requirements for architectural works, materials, finishes, and workmanship.
  • Conduct site inspections and quality audits to ensure compliance with project specifications and approved standards.
  • Review and approve material samples, mock-ups, benchmark units, and installation methodologies before mass implementation.
  • Manage defects, non-conformances, rectification works, and corrective actions.
  • Support project quality assessments, including CONQUAS and project-specific quality requirements where applicable.

Authority & Regulatory Compliance

  • Ensure architectural works comply with approved plans, statutory regulations, authority requirements, and contractual obligations.
  • Coordinate with consultants, Qualified Persons (QP), and relevant authorities on submissions, inspections, approvals, and compliance matters.
  • Support the project team in obtaining Temporary Occupation Permit (TOP), Certificate of Statutory Completion (CSC), and other required approvals.
  • Monitor and close out authority comments, inspection findings, and compliance issues in a timely manner.

Commercial & Procurement Support

  • Review architectural specifications, contract documents, and tender requirements to identify scope gaps, risks, and opportunities.
  • Provide technical support for procurement activities, subcontractor evaluations, and material selections.
  • Support the assessment of design changes, variation orders, claims, and related cost implications.
  • Coordinate submission, approval, procurement, and delivery of long-lead architectural materials to support project timelines.

Stakeholder Management

  • Act as the primary architectural coordination lead among clients, architects, consultants, subcontractors, suppliers, and internal project teams.
  • Communicate project progress, technical concerns, key risks, and mitigation plans to project management and stakeholders.
  • Build and maintain collaborative relationships to facilitate timely resolution of technical and site issues.
  • Mentor and guide Architectural Coordinators, Engineers, and Technical Officers within the project team.

Defects Management & Handover

  • Lead architectural inspections, defect identification, rectification, and close-out activities.
  • Coordinate preparation and submission of as-built drawings, operation and maintenance manuals, warranties, and handover documentation.
  • Support client inspections and ensure architectural works achieve the required handover standards.
  • Monitor defect rectification and closure during the Defects Liability Period (DLP), where assigned.
  • Ensure timely closure of all outstanding architectural items prior to final project handover.

Requirements

  • Degree or Diploma in Architecture, Architectural Studies, Building, Construction Management, or related discipline.
  • Minimum 8 years of relevant experience in the Built Environment or Construction industry.
  • Proven experience managing architectural works for building, infrastructure, industrial, institutional, healthcare, transportation, or mixed-development projects.
  • Prior experience with a Main Contractor in Singapore is preferred.
  • Demonstrated experience in architectural coordination, construction execution, authority compliance, quality management, and project handover.
  • Experience coordinating multidisciplinary interfaces involving architectural, structural, civil, M&E, BIM, and specialist trades.

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
