Job Overview

Brick Base is looking for a driven Business Development Executive to develop new business opportunities in building maintenance, repair, upgrading and renovation works.

The ideal candidate should have existing contacts or experience dealing with MCSTs, Managing Agents, Facility Management companies, Building Managers, Property Managers, Property Agents, building owners and commercial clients in Singapore.

The main responsibility of this role is to build relationships, identify project opportunities, arrange site meetings and generate new maintenance, repair and renovation projects for the company.

Key Responsibilities

  • Develop new business opportunities with MCSTs, Managing Agents, Facility Management companies, commercial buildings, industrial buildings, property owners and Property Agents.
  • Build and maintain relationships with MCST council members, Managing Agents, Building Managers, Facility Managers, Property Managers, Property Agents and other key decision-makers.
  • Develop a referral network with property agents for residential and commercial renovation works.
  • Identify buildings requiring maintenance, repair, rectification, renovation or upgrading works.
  • Arrange client meetings, site visits and project discussions.
  • Work closely with the project and estimating team to prepare quotations and proposals.
  • Follow up actively on quotations, tenders and ongoing opportunities.
  • Negotiate commercial terms and assist in closing projects.
  • Maintain regular contact with existing clients and referral partners to generate repeat business.
  • Develop recurring maintenance accounts and long-term client relationships.
  • Source tender and quotation opportunities from MCSTs, Managing Agents, property managers and commercial properties.
  • Build relationships with property agents to generate renovation leads from new buyers, sellers, landlords and tenants.
  • Maintain an organised sales pipeline and provide regular updates on leads, quotations and confirmed projects.
  • Achieve agreed monthly and quarterly sales targets.

Projects may include:

  • Building maintenance and repair works
  • Waterproofing and water leakage rectification
  • External and internal painting
  • Roof repair and waterproofing
  • Concrete repair and spalling concrete rectification
  • Façade and external wall repair
  • Plumbing and sanitary works
  • Electrical and M&E repair works
  • Common area upgrading
  • Ceiling, partition and carpentry works
  • Door and hardware replacement
  • Office and commercial renovation
  • Residential renovation
  • Reinstatement works
  • Landlord and tenant improvement works
  • General building improvement and repair works

Requirements

  • Preferably 2–5 years of experience in business development, sales or account management within construction, renovation, property, facilities management or building maintenance.
  • Candidates with an existing network of MCSTs, Managing Agents, Building Managers, Facility Managers, Property Managers or Property Agents will have a strong advantage.
  • Experience selling building maintenance, renovation, repair, M&E, waterproofing, painting or related services is preferred.
  • Property industry experience is also welcomed, particularly candidates who have worked closely with property agents, landlords, tenants or property investors.
  • Able to communicate confidently with clients and decision-makers.
  • Able to understand basic building defects, renovation requirements and construction terminology.
  • Strong follow-up and relationship-building skills.
  • Self-motivated and comfortable developing new clients independently.
  • Able to attend site meetings and conduct site visits when required.
  • Possession of own transport is an advantage but not essential.
  • Formal qualifications are less important than relevant experience, industry connections and sales ability.

We are looking for someone who is proactive, commercially driven and able to build their own network.

The successful candidate should be comfortable approaching new clients, building relationships and converting these relationships into project opportunities.

Candidates with strong connections to MCSTs, Managing Agents, Facility Managers, Building Managers, Property Managers or Property Agents are particularly encouraged to apply.

A major part of the role will also involve developing partnerships with property agents who can refer renovation opportunities when their clients purchase, sell, lease or take over residential and commercial properties.

Performance Expectations

The Business Development Executive will be expected to:

  • Build a consistent pipeline of MCST, commercial building and renovation opportunities.
  • Develop a network of active Property Agent referral partners.
  • Arrange regular meetings with potential clients.
  • Generate qualified quotation opportunities.
  • Follow up quotations until a decision is obtained.
  • Develop recurring maintenance and repair accounts.
  • Generate renovation opportunities through property-agent referrals.
  • Meet agreed sales and gross profit targets.

Remuneration

Basic Salary + Transport/Phone Allowance + Attractive Commission

Commission will be performance-based, with strong earning potential for candidates who consistently bring in profitable projects.

Salary will be commensurate with relevant experience, industry contacts and proven sales performance.
