Job Description
- Lead daily facilities management operations and supervise FM Technicians, contractors and vendors.
- Plan, monitor and verify preventive, predictive and corrective maintenance, inspections and fault rectification.
- Oversee building services, including ACMV, electrical systems, UPS, generators, fire protection systems, lifts, plumbing and sanitary systems.
- Attend to service requests, investigate breakdowns, managed effects and ensure timely closure of outstanding issues.
- Monitor contractor performance and ensure compliance with safety requirements, permits and site regulations.
- Monitor water and electricity consumption and report abnormal readings or potential faults.
- Support fire safety, emergency response, incident management and business continuity arrangements.
- Maintain asset inventories, engineering records, drawings, maintenance logs and operation manuals.
- Prepare daily updates, weekly reports, monthly summaries, incident reports and utilities monitoring records.
- Coordinate with the Authority and other service contractors and recommend improvements in maintenance, energy and water efficiency.
Requirements
- Diploma in Facility Management, Mechanical Engineering, Electrical Engineering, Building Services Engineering or an equivalent qualification from a recognised institution.
- Minimum 5 years of relevant experience in facilities management, building operations and maintenance, including hands-on ACMV,M&E systems, building services and general building maintenance experience.
- Prior supervisory or team lead experience coordinating technicians, contractors and vendors for maintenance, repairs, upgrading works and emergency response.
- Familiar with ACMV, electrical installations, generators, UPS, fire alarm and suppression systems, sprinkler systems, lifts, plumbing and other critical building services.
- Good knowledge of Workplace Safety and Health (WSH),permit-to-work procedures, risk assessments, incident reporting, fire safety and emergency response.
- Proficient in Computerized Maintenance Management System(CMMS) or equivalent maintenance tracking platform.
Added advantage: Licensed Electrical Worker(LEW), Singapore Certified Energy Manager (SCEM), Green Mark Facilities Manager, Fire Safety Manager (FSM), WSH Coordinator or other relevant building services, energy management or safety certifications.
