Role Summary:

We are seeking an entrepreneurial, highly-driven Founding Managing Director to build and scale MS Patterns Pte Ltd from its foundational stage. Working in partnership with the Founders/Board, you will act as the operational and strategic architect of the business—building the core team from the ground up, establishing scalable operational frameworks, and driving commercial expansion across Singapore’s built environment sectors.

Key Responsibilities:

• Core Team Building & Recruitment: Directly source, recruit, and mentor the foundational team, including Project Managers, Site Supervisors, Quantity Surveyors, and Design/Production Specialists.

• Operational Infrastructure & SOPs: Establish end-to-end operational workflows, from initial client tendering and project costing to site execution, quality control, and safety protocols (MOM/BizSAFE).

• Strategic Leadership & Full P&L Ownership: Own the business P&L; drive financial forecasting, budget allocation, working capital management, and gross margin optimization.

• Business Development & Ecosystem Building: Leverage existing networks and forge new relationships with event agencies, commercial tenants, managing agents (MCSTs), architects, and sub-contractors.

• Contractual & Commercial Risk Management: Lead high-stakes project negotiations, contract structuring, supply chain procurement, and regulatory compliance (BCA/MOM guidelines).

• Company Culture & Vision: Foster a high-accountability, safety-first, and client-centric team culture.

Requirements:

• 10–15+ years of hands-on experience in Singapore’s Design & Build, Fit-Out, Event Infrastructure, or General Contracting sectors, with 5+ years in senior leadership.

• Proven track record of assembling, leading, and retaining high-performing project and site management teams.

• Entrepreneurial mindset with experience establishing operational SOPs, vendor networks, and project management systems from scratch.

• Deep network of client contacts, sub-contractors, suppliers, and prospective talent in Singapore.

• Thorough understanding of local regulatory frameworks (BCA, MOM, WSH, GeBIZ bidding).

• Bachelor’s degree in Civil/Structural Engineering, Building Science, Architecture, Project Management, or related field.
