The posting

The Project Director is responsible for leading the Owner's own hotel development in Jakarta, Indonesia, from design and construction through completion and opening. The role holds the project P&L and ensures the building is delivered on schedule, within budget and to the approved plans, creating not just a completed building but a valuable, commercially successful hotel asset. The Project Director works closely with the Owner and our in-house Design, Procurement, Finance, Legal and Hotel Operations teams, as well as external consultants and contractors.

Job Responsibilities

1. Project Leadership & Owner Reporting

  • Lead the hotel development on the Owner's behalf, from development through completion and handover.
  • Set the master programme, project execution plan and key milestones, and drive all parties to meet them.
  • Report regularly to the Owner on progress, cost, risks and key decisions, with clear recommendations.

2. Project P&L, Schedule & Cost Control

  • Own the project P&L with Finance, including the development budget, commitments, cash flow, contingency and forecast final cost.
  • Manage the master programme and critical path across design, approvals, procurement, construction and fit-out.
  • Ensure all changes are assessed for cost and time impact before approval.
  • Keep the project within the approved budget and plans, and report forecasts and variances to the Owner.

3. Coordination with Internal Departments

  • Work with the in-house Design team to ensure design is delivered on time, coordinated, buildable and within budget.
  • Work with the Procurement team on the procurement plan, tender timing and package scopes for contractors, MEP, FF&E and OS&E.
  • Work with Finance on budgets, payments and cash flow, and with Legal on contracts, variations and claims.
  • Work with Hotel Operations and the pre-opening team to ensure the building meets operational requirements.
  • Chair regular coordination meetings so all departments, consultants and contractors work to one plan.

4. Hotel Operator & Brand

  • Manage the Owner's relationship with the hotel operator and brand technical-services team.
  • Ensure operator and brand requirements are built into the design, balanced against the Owner's investment objectives and budget.
  • Coordinate operator technical reviews, approvals and sign-offs.

5. Construction & Execution

  • Oversee the main contractor and specialist contractors on site, covering progress, quality, safety (K3) and workmanship.
  • Monitor site progress against the programme and act promptly on delays.
  • Resolve design, technical and site issues with the relevant teams.
  • Manage variations, extensions of time and contractor claims with Procurement and Legal.
  • Coordinate structure, MEP, façade, interior fit-out, FF&E installation and external works.

6. Approvals & Compliance

  • Secure and track permits and approvals with the Indonesian authorities (KKPR, PBG, AMDAL or UKL-UPL, Andalalin, SLF).
  • Ensure compliance with Indonesian building codes, fire and life safety, and environmental requirements.
  • Manage relationships with neighbours and local stakeholders to avoid delays.

7. Testing, Completion & Pre-Opening Readiness

  • Plan and oversee testing and commissioning of all building systems.
  • Ensure guestrooms, public areas, F&B outlets, kitchens and back-of-house areas are fully operational.
  • Manage snagging, defects rectification, as-built drawings, O&M manuals and warranties.
  • Hand over a complete, fully working hotel in time to open on the agreed date.

8. Any other ad-hoc duties assigned.

Pre-Requisites

i) Degree in Architecture, Civil / Mechanical / Electrical Engineering, Construction Management, Quantity Surveying or related disciplines.

ii) At least 15 years of relevant experience, including at least 2 hotels delivered from design through construction to opening as Project Director or equivalent.

iii) Thorough know-how of the full hotel development process: design stages, approvals, procurement, construction, MEP, fit-out, FF&E and OS&E, testing and commissioning, and handover.

iv) Proven ownership of a project P&L, with strong control of programme, budget and contractors.

v) Experience delivering hotel or major building projects in Indonesia, ideally Jakarta, with working knowledge of local permitting and the contractor market.

vi) Experience working within a developer or owner organisation alongside in-house design, procurement and finance teams.

vii) Fluent in Bahasa Indonesia (spoken and written), as the role involves daily negotiation and work with Indonesian authorities, consultants, contractors and suppliers, and review of permits, contracts and technical documents in Bahasa Indonesia.

viii) Fluent in English, to work with the Owner, internal departments and international partners.

x) Organised, decisive and commercially astute, with high integrity.

xi) Willing to be based in Jakarta, Indonesia.

Why it works

3×

more interviews than doing it yourself with ChatGPT.

ChatGPT writes a CV and never learns what happened to it. We see every reply. For each CV we know:

  • How it was written, and how the review scored it
  • When we applied, and how long after the posting went up
  • Which posting, which company, which city
  • Who got the interview, and who heard nothing

That is how we know which CVs get called.
