Our client is an established Private Equity Real Estate investment manager with approximately USD$1 billion in AUM and investments across Asia. As the platform continues to grow, they are looking to appoint a Fund Finance & Treasury Manager to support the financial management of its funds, investment vehicles and underlying property investments.
This is a broad, hands-on role combining fund finance, treasury, debt management and transaction support. The successful candidate will work closely with the investment and asset management teams and will have significant interaction with banks, fund administrators, auditors, tax advisers and other external service providers across multiple Asian jurisdictions.
Key Responsibilities
- Manage the finance and reporting requirements of the firm's PERE funds, investment holding companies, SPVs and underlying investment structures across Asia.
- Review monthly and quarterly management accounts, NAVs, financial statements and consolidation packages.
- Manage fund-level cashflows, liquidity forecasting and treasury requirements across multiple entities and currencies.
- Prepare and coordinate capital calls, distributions, management fees and other fund-related cash movements
- Maintain visibility over cash requirements across funds and investments, ensuring sufficient liquidity for acquisitions, operating requirements, debt servicing and distributions.
- Manage banking relationships, bank accounts, payment approvals and treasury operations across the regional portfolio.
- Oversee asset-level and fund-level financing facilities, including drawdowns, repayments, interest servicing and refinancing.
- Maintain debt schedules and monitor loan covenants, LTV, interest coverage, maturity profiles and other financing requirements
- Support the negotiation and execution of new debt facilities, refinancing exercises and amendments with banks and lenders.
- Manage and monitor foreign exchange and interest rate exposures, including hedging arrangements where applicable.
- Partner with the investment team on acquisitions and disposals, including transaction funding, closing cashflows, financing structures and establishment of investment SPVs.
- Work closely with asset management teams to understand property-level cashflows, capital expenditure requirements and distributions upstream to the funds.
- Coordinate with fund administrators and local finance teams across Asia to ensure accurate and timely financial reporting.
- Manage annual audits, tax compliance and statutory reporting across fund and investment entities.
- Support annual budgets, forecasts and management reporting at both fund and investment level.
- Prepare treasury, liquidity and financing reports for senior management and the investment team.
- Maintain strong financial controls and continuously improve finance and treasury processes as the investment platform expands.
Requirements
- Degree in Accounting, Finance or a related discipline. CA, CPA or ACCA qualification would be advantageous.
- Approximately 7 to 12 years of relevant experience within private equity real estate, real estate investment management, private equity, infrastructure or an alternative investment platform.
- Strong understanding of PERE fund structures, investment SPVs and cross-border holding structures.
- Hands-on experience with fund accounting, financial reporting, capital calls, distributions and cashflow management.
- Strong exposure to real estate financing, banking, debt facilities and treasury management.
- Experience managing loan covenants, drawdowns, refinancing and debt servicing.
- Exposure to multi-currency treasury, FX management and interest rate hedging would be advantageous.
- Experience supporting real estate acquisitions and disposals from a finance and treasury perspective.
- Comfortable managing multiple entities and investment structures across different Asian jurisdictions.
- Strong Excel, financial modelling and analytical capabilities.
- Able to operate effectively in a lean, entrepreneurial and hands-on investment environment.
- Strong stakeholder management skills with the ability to work closely with investment professionals, senior management, banks and external advisers.
The ideal candidate will be someone who has worked within a regional PERE or real estate investment platform and understands how fund finance, property-level cashflows, debt financing and treasury fit together.
They should be equally comfortable reviewing a fund consolidation, managing a capital call, forecasting liquidity, monitoring a loan covenant or working with the investment team and lenders on the funding of a new acquisition. The role will suit someone who enjoys operating across multiple markets, currencies and investment structures while remaining close to the underlying transactions and assets.
